Can a company (like Wyndham) take over a resort and then force deeded fixed week owners to convert to their points system or take over the unit?

No. Your deed is your deed.

NO ... I own several Wyndham resorts with both FW and deeded points.

Never have they come a hunting for my Week 6,7,8,9,10 during snowbird season. Nor Week 51 or 52s.

I thought so but another owner was talking about something that went down at Fairfield resorts that could happen at Smuggs. Don't know anything about it. I have a deeded fixed week at Smuggs and don't have any intention of converting to any kind of points system.

What they will do, as you know, is try to sell FW owners on converting to points. They have no grounds at all to enforce such a conversion.

Exploria (Summer Bay) tried the same thing with their Floating Weeks owners.
I wasn't impressed with the virtues of their new point-system, so they tried threats.

They: "Everyone's converting to points, so there won't be any weeks left in the pool."
Me: "But there'll always be at least 1 week left... Mine. Whichever one it is, I'll use it."

Thanks for that link, Brian. I didn't think so, but you never know in the sleazy world of Wyndham!

Thanks, everyone.
