For WKORV & WKORVN owners wishing they lived in Maui full-time

I think most WKORV owners know about Honua Kai (the new beachfront condominiums just north of WKORVN), and several of us have rented from, or even compete(d) against Honua Kai for renters. Honua Kai is the top rated resort on TripAdvisor for Lahaina - and their rentals have been very competitively priced. When I was in Maui last week, I went over and looked at the project and talked with sales about their inventory. They have been using low rental rates to get people into the resort, but they are slowly picking up on sales, and rental rates are increasing. The units I saw for sale were very, very nice. If anyone is interested in buying a full-time home on the beach in Maui - the new list prices are a bargain compared to what they were originally. Bargain being subjective, of course. You can pick up a nice 1BR for around $400K, with about $700/mo condo fees. The 2BR's (over $1M) are really something! Hmmm? Let's see... maybe 52 of could get together and....? ;)

So did they give you details about how rentals work? I love that the units have an owner's locker too.

I can't recall their fees for managing rentals, but we did talk about how owners could only count on rental income to help a bit - it definitely wouldn't carry the cost of buying/maintaining a condo there. I'm happy to see their rents are going up, though - that helps owners at WKORV who rent their units.

They reported that Starwood is just moving the dirt around next door to keep the permit active. Plus, they said the real scoop is Starwood is looking at property in Poipu and Oahu, and when the economy picks up, they will start on one of those projects over WKORV-NN. :shrug: Could just be a rumor to help sell the south facing units at Honua Kai - which overlook the "pit" now.

Just booked 4 one bedroom villas for 4 families in Feb 2012 at the Honua Kai. I own EOY at WKORVN and will be there next week so don't have access to the Westin villas next year.

Feb must be a busy season because most resorts in Ka'anapali and Wailea were either completely booked or super expensive (renting from WKORV for studio was $500-600+). However, the Honua Kai was $349 a night for a 1 bedroom partial ocean view...A steal, IMO.

I will check out the property on my trip next week but the pics of HK look great. Thanks for pointing me in this direction. We were considering going to another island due to the exorbitant prices!
