I might point out, on behalf of the current owner, that
- this is a water-front resort and most of the 3 BR units have a decent ocean view
- the 3 BR units are huge. Right around 2000 s.f. There are also a number of penthouse units that are even larger and include 3 bathrooms.
- the 3 BR units have 2 bathrooms
- the timeshare units do not have air-conditioning but do have ceiling fans and flow-through ventilation
- there is a decent restaurant on site (Captain Jack's which used to be in Lahaina)
- the unit has a full kitchen, generous lanai, dining room, dishwasher plus washer/dryer in unit
- there is bus service that is very convenient to the Sands

I don't have any pecuniary interest in this ad, but I used to own there.

The maintenance fees are about $2,900 per year. Not sure what you mean by "lock off"--they do require that maintenance fees be current in order to book for that year's entitlement, which I THINK is what you're asking.

The units are all dedicated and do not lock off. The 3 BR units cannot be split into a 1 and 2 BR. The 3 BR unit has a nice balcony generally facing the ocean and IIRC, there is another smaller balcony on the side. I used to own there but let it go because of my age and my difficulty flying. The Sands is a pretty nice place.

And...Sands of Kahana will now be managed by Wyndham, a great management company that controls costs and keeps units clean. Just don't go to their sales' presentations. They are pushy and full of lies.
