Does anyone know how the RE Taxes are calculated for the Florida resorts? Is there a formula similar to calculating the HI GET Tax? I know that the RE Taxes are dependent on the season in Florida, so that is another variable. I found most (maybe all) of the budgets for the Florida resorts. All I need to to add the RE Taxes to that information.

I don't know how they determine the allocation between seasons, but overall for the property it is based on assessed value. Just like a home.

Can it be looked up online? Because this would certainly unlock a lot of MFs for HGVC.

I found this note in the Seaworld's budget report: NOTE 2: Real Estate Taxes are billed by Orange County Property Appraiser's office and are not reflected in the operating budget.

The Orange County website will just provide the overall assessed value for the entire property. It won't break it down by unit or week. I guess a better comparison its value being assessed like that of a hotel or other resort.

I know a possibility is to email the GM at each resort (the email address is listed in the budget report). I don't know what the response rate will be. Just looking for a better more sure answer before I try the "hail mary".

Does Florida bill timeshare owner for the tax directly like California, or do they bill the resort who then allocates the taxes to each unit owner?

I don't get a separate tax bill for my HGVC FL resort, so I assume they include it.

I own at three different FL properties, and the RE taxes are included in every one of those maintenance fee bills.
