Fixed Week 52

I don't own any fixed week 52 timeshares and am curious to know how the occasional week 53 is handled at most resorts.

I've read that week 52 owners receive this week.

Do they have to pay anything additional, like an extra MF or cleaning fee?

Also, if the week 52 that they own is points based, do they receive double points to reflect the extra week 53? Does this vary by point systems?

Week 53 is handled in different ways. Check out the condo docs of the resort in question.

There are some resorts where you can buy week 52, then sell it but reserve the rights to week 53 for yourself rather than convey to the buyer. That gives you a free standing week 53. Not all resorts will allow this.

I get no access to week 53 as a week 52 owner at Mystic Dunes. I guess they rent them all out.

As noted, policies vary among resorts. Sometimes the resort rents the week, with proceeds going to the HOA. Sometimes the week 52 owner gets an option to reserve the week if they pay a second maintenance fee.

This is actually an issue for week 51 owners as well. Week 51 is normally Christmas week, but when there is a week 53 week 52 becomes Chrismas week and week 51 is no longer a holiday week. Because many week 51 owners bought that week because it was a Christmas week, if there is no flex when a week 53 occurs, then those week 51 owners lose a lot of the value of their week.

Because in a fixed week system Weeks 51 and 52 were generally sold at a premium as Christmas and New Years weeks, respectively, I think the best system is for the resort, at some time during the year, to slip a week in the calendar sp that Week 51 and Week 52 owners still get their Christmas and New Years weeks, respectively. The added week then goes out for rental, or could be used for unit maintenance.

At Twin Rivers, CO, and Val Chatelle, CO, all week 53's go to week 52 owners.

That sounds like the fairest idea to me. Put the extra week between 50 and 51. That way week 51 still would get xmas and week 52 would still get New years.

It might be better to add the extra week just before Thanksgiving - that way Thanksgiving week owners would still get their week, as well.

I have week 52 at Mittersill and it offers the option of week 53 at half maintenance. I have always taken it for a low cost trader...sort of a poor man's lock off. Anyway, I think it adds value to week 52 generally.

We own Week 52 at Pono Kai in Kauai. Every 7 yrs we have received a second week but only if we use it consecutively. We pay no additional fees for it.

The Royal Resorts create a week 0 and rent it, put it in exchange pools, and so forth. Week 0 works out better than week 53 for those who bought 51 expecting Christmas or 52 expecting New Year's; they won't end up off by a week.

If somebody owns both 52 and 1, the Royals let them swap either 52 or 1 for 0 so they can still come two weeks in a row. :)

We own Week 52 with Silverleaf and we get Week 53 at no extra charge. We can do whatever we want with it, use it, exchange it or rent it.:banana:
