FF points purchase good deal or not?

Hello all I am new to timesharing. I am about to purchase 154,000 FF points deeded to Branson at the Meadows for $2700. The MF is $680 per year. I am having some second thoughts about the purchase and want to know if this is a good deal or not before I go through with it?

The purchase price is a good one. It is under 2 cents per point which is nice.

The Maintenace fees are on the high side. You would be paying $4.42/M pts.
You can pick up other Fairfields in the $3.80 - $4.00/M range.

If this is the resort that you will visit often & really want then the deal is probably good for you. If you are just looking to get into the Fairfield system to have the points, then I would look around for a deal with cheaper Maintenance Fees. (And NOT Florida, they tack on Property Taxes in addition to th m/f)

Here's my take:

At 10%, it will cost $270 annually to carry your purchase price. With maintenance, your total annual cost will be $950, for an average of $6.17 per thousand. If you need to add closing costs to get your total purchase price, that will increase your average a little.

About a decade ago I was able to buy for about $5 a thousand, but increases in maintenance fees make $5 seem like a pretty low target today. Then, I had analyzed dozens of sales and offers and felt pretty comfortable that I was pretty close. Today I am using, not buying, so I can't tell you yea or nay.

My figures won't compare to most others because I am reflecting both purchase price and maintenance. Also, ten percent is a carrying cost chosen mostly because it is so easy to calculate. That makes it hard to forget to take it into account. It (10%) might well be too low, because timeshare purchases are inherently risky.

Look at several sales, it's easy to do with any spreadsheet, even Works. Don't forget closing costs, and consider whether a resort is a candidate for a special in the near future.

I just recently (Sep 24) purchased 154,000 points at Branson @ the Meadows for $1890.00 + closing costs. All total it figured 1 1/2 cents per point. Took a while to find, and several offers to sellers. This one was on ebay.

Thanks for the replies. I went ahead with the purchase and realize now I probably jumped the gun a little bit. Oh well you win some, you lose some, hopefully in a few years I will forget that I could have saved some money. My question now is to MikeS what are your maintenance fees going to be for your Branson property.

I was told $695.00 per yr. Don't think I was lied to, but you never know. At 2700 I don't think you got hurt especially if you plan to use it. I bought with a very specific use in mind and was bargain hunting. I live about 80 miles from a FF and just wanted to go there for weekends. I took a tour of FF Williamsburg Govenors Green last week, very nice! 189,000 points at final offer was $31,000 with good friend discount and every other discount I've ever heard of. If you really want to see something, have them show you the 4 bedroom 4 bath presidential suite. 3000 sq ft its awsome.

You did fine - don't agonize over it. You didn't pay retail and were on the low to middle ground of resale. You bought into a great timeshare system at a very reasonable price. After a few uses at a few of the great Wyndham resorts you'll forget all about that small up front purchase cost and just enjoy your great units/areas.
