My parents have a time share with Shell vacations. They are a premier owner with lots of points and mantience fees they can no longer afford.

1. their time shares are paid off
2. they cannot afford the monthly mantience fees
3. How can they go about surrending this property?
4. My mom is afraid they will come after their home.

Please send me in the right direction to get rid of this debt for them.

You can post an ad for them on the Bargain Deals forum right here on TUG. Be sure to read the information in the sticky posts at the top of the forum page, particularly the third one about how to give away a timeshare here.

Whatever you do, don't let them be taken in by anyone who contacts them saying they have a buyer for their timeshare or want to "help" them sell it by asking for a hefty upfront fee to do so. Those offers are all scams.

They will NOT put a lien on your home but can & will on the timeshare. One that occurs you can't even give it away unless the fees & penalties are paid. They can also post it to your credit reports and to collections. If you can survive those hits then, if the normal pattern occurs, you may get a chance to deed it back - or you may go through a foreclosure whichever they feel is the better choice for that resort. But then you will no longer own it which is what you wanted. It's likely your credit history would suffer but not fatally (unless you are already borderline or worse).

Sometimes just listing it isn't enough. You might want to be creative. Include a nice write-up on the virtues of a Sedona vacation. Book the new owner a holiday week. Offer to pay closing. You are coming up on MF season, so throw in an extra weeks' vacation. Offer to pay for a Pink Jeep tour for the new owner. There are ways to differentiate your unit from another.

It takes an earnest effort to give a way a timeshare - 1 Ad is unlikely to get the job done:

There are TWO places on TUG where you can give away your TS's for free (no charge for the Ads.) THEY ARE COMPLETELY DIFFERENT - SO YOU SHOULD POST IN BOTH AREAS. There are other cheap and free sites on the internet, as well.

TUG Marketplace - the only cost is your TUG membership - $15 (List it for $1 and it will automatically go in the Bargain Basement Ads.)

Bargain Deals - Totally FREE! - just write a simple post with all the pertinent info. In your post, include the following info.:
-resort name
-unit size
-season owned
-maintenance fee
-current reservations​

To make it more attractive I would:

1) Pay the 2012/2013 maintenance fees and don't ask for reimbursement.

2) Pay for the title transfer (you can get a simple title transfer with no escrow or title search for about $100.) Many Tuggers (including me) have been using Legal Timeshare Transfers, a no frills document preparation company, and they are receiving good reviews on TUG.:

3) Reserve a popular holiday week in 2012/13 for the new owner

4) Instead of paying a fee to a rescue company - consider offering a cash incentive to the new owner.

These are great ideas.

One more that I would add is in your ad description do NOT include any phrases such as "I need to get RID of the timeshare!" or "I need to unload this!" I see many negative ads like that and not surprisingly it seems like they never get any interest. Point out the POSITIVE aspects of your timeshare and location using Jim's suggestions .
