A friend is interested in selling me a 2 bedroom, Platinum, Ocean Front, timeshare at Grande Ocean. Does anyone know what a fair price is or how I could find out what one is? He thinks they sell in the $24-28,000 range. is that correct?

Marriott Grande Ocean

Last year, my husband and I bought a timeshare at the Marriott Grande Ocean. It is an oceanfront unit. We saw an ad on Tug. We paid $15,000. However, it is during the Gold season. That time of year works for us. We love it. I think we got a great buy. :)

Prices that Marriott was charging as of 05/25/05.

Platinum: Oceanfront $40,400
Oceanside $32,900

Gold: Oceanfront $27,500
Oceanside $23,300
A rule of thumb would be that you can buy from a private individual for approximately a 40% discount.

Grande Ocean is a great resort to go to every year! We love it!

If your friend wants to sell for that amount you're in a good range. There are other ones like it on the internet for $30K+. But that's the asking price. The actual deal for those could end up close to what you're looking at.

We found a resale Gold oceanfront for $16K. When we were looking some sellers insisted $20K was the best we could do.

Your friend should find an amount he/she is comfortable with with his/her own research. That way they can never come back and say you gave them a bum deal. You also need to do some more research around the web to see if you really feel good about the deal. Look at places like redweek.com, myresortnetwork.com and of course, TUG ads. You might also contact some of the brokers mentioned here on TUG to see what they have in inventory.

$4K is a big gap in the timeshare resale business. Your friend should narrow it down.

If it were me, I'd be estatic to pay anything less than $28500.

Regards.
Joe
