Exit/Deed back Process Comparison

I want to share the experience and provide a comparison between two systems. I had two ownerships - Wyndham and Holiday Inn. The deed back process with Holiday Inn began back on March 17, 2026 with affirmation that paperwork for notarizing would be in my hands within 6-8 weeks (overall process would be 20 weeks). However, after eight weeks I began to reach out weekly to, hopefully, keep it moving. Of course, deed back with Holiday Inn is not free, $1200. Yesterday, I sent my weekly email to obtain information on the progress - response was "still working on the account".

On the other hand, the deed back process with Wyndham, after many phone calls, began on May 5, 2026. The cost was $0, only to keep paying fees until the case concludes. Today I received the message that the contract is cancelled and no more payments. Less than a month!!! I am pleasantly surprised!!

I pray that this information is useful to some. Take care.

Congratulations! I’m curious about in what state was your Wyndham Deed! I’m surprised that Wyndham was so responsive! Wonder if it was due because your Deed was at a popular resort location?

It could be as you said - "popular". I also think that because it was a CWA, the process is faster. This was in Texas.

If you actually owned Club Wyndham Access (CWA), there is no deed, hence why it didn't take very long. CWA is a trust based ownership- not a deeded (CWS) ownership.
