I posted the email we got this morning in my thread on TN timeshare maintenance fees in the Central States section but thought more Sunrise Ridge owners or exchangers would see it here. I guess the resort doesn't meet Hilton's standards. We will call them in the next few days and will probably go with choice #3 as an easy out to escape the crazy high maintenance fees (almost $1,900 for 77K RCI points), but it will be interesting to learn what they are charging for the title transfer fees.

Dear Sunrise Ridge Resort Owner,

We know how important it is for you to stay up to date about any changes that may impact your vacation ownership. We are writing to inform you that Hilton Grand Vacations has entered into an agreement with Lemonjuice Solutions to transfer the management agreement and developer rights for Sunrise Ridge Resort, effective July 1, 2026. As of that date, the resort will no longer be managed by HGV.

We understand that you may have questions regarding how this transition affects your ownership. Below is a summary of your available options.

About This Change & Your Ownership

HGV is working with the new management company to support a smooth transition for Owners. You may choose from one of the options outlined below. In all cases, your account must be current, including payment of the 2026 maintenance fee. You must communicate your selection no later than June 30, 2026:

  • 1. Become a U.S. Collection Member. You may relinquish your deeded ownership in exchange for membership in the U.S. Collection at no cost to you. The developer will cover all title transfer fees.
    2. Retain Your Ownership. You may choose to retain your current ownership. Management of the resort will transition to Lemonjuice Solutions effective July 1, 2026. At this time, plans for the property have not been announced. Lemonjuice will communicate directly with Owners on any updates after July 1, 2026.
    3. Terminate Your Ownership. You may elect to terminate your ownership and transfer the title back to the developer. Your account must be current, and you will be responsible for any title transfer fees.
As part of this transition, management of the Amber Vacation Club program will also transfer to Lemonjuice Solutions. If you choose to retain your ownership, Lemonjuice Solutions will manage all future Amber Vacation Club reservations.

To help us understand your preference, or if you have questions about your ownership or Destination Xchange membership (if applicable), please contact Member Services at 888-494-4482.

If no decision is received by June 30, 2026, your ownership will automatically continue under the new management company.

1&2 seem like unappealing choices.
How many points would they give you and how much will the MFs go up w/#1.
#3 is much cheaper/easier than getting out of the #1 once you enter that zone.
Find another TS for $1 with allthe $ you save.
 
In yesterday CEO said they have identified 8 properties that didn't fit into HGV's future. I wonder if Sunrise Ridge is one of them.
 
If I was in your situation, I would also select #3. Can you still get use of your 2026 MFs such as transfer to RCI or book something?

My 2027 MF @ParkwayInt'l should be about $1200. I've owned an April week since 2003. My plan had been to pay it this summer, allowing me to do an Interval Int'l week request (but no specific destination in mind yet). I would appreciate any advice and insights on whether that's not advisable now. Thanks!

Our week is automatically converted to RCI points and our current ones expire May 31, 2027. We still have over half of them left to book/use so I sure hope we can use them this fall since we have paid for them. I have been holding off booking something as I am getting my other knee replaced in 2 weeks and want to make sure the surgery and early recovery goes well before committing to a vacation. I was able to go to Virginia 3 months post surgery last fall to visit family and had no problems (with my new knee) walking around. Hopefully they can get the title transfer done asap so we dont need to pay maintenance fees at the end of December.

Hilton are only given their loyal members two (2) months to make a decision by June 30, 2026.
That telephone number is going to busy now until June 30, 2026.
 
How many Diamond Resorts have Hilton dropped since their acquisition?
 
get out while you can. but a nice resale deed in hgvc.
 
I’m sure the cost to upgrade to HVC is not cost effective, take the maintenance fee and run. The reason I never joined HVC is all the resorts were old and having stayed at them years ago with RCI, knew needed work. Really you can book extra vacations with RCI for less than $1900 and not be tied to the resort.

Turtle Cay already closed last year, and owners were given four choices.

I received the same e-mail. Interestingly, I have been in the Transitions exit program since November 2025. I had submitted all of the notarized documentation and paperwork that the Transitions exit program requires on 4/27/26.

Yesterday when I received the e-mail, I called the number they provided and was able to speak to someone in under 5 minutes. The agent strongly encouraged me to go with Option 2 because they offered another 25,000 points. I explained about being in the Transitions exit program and he said he would note that in my account. About 20 minutes later, I received another e-mail saying the Transitions exit would be sending me a packet of information to begin the terminating ownership process.

I have sent the Transitions department an e-mail asking for a status on my existing paperwork. They are very good about responding during normal business hours (Monday through Friday.

My fees for Riviera Oaks Resort were $747.00. Timeshare was paid off and maintenance fees were current. I had to pay a $10 per document for notary fees.

I'll keep you posted as I learn more.

I just have one question could you make any vacation Exchange doing this period?
I was told I could. I submitted my exchange request and haven't had a nibble or even offered an alternative exchange.

Interesting that 4 of the 8 are Orlando area resorts. Is there something about that market that factored into HGV's decision?

Is it accurate to say all 4 of these are older legacy resorts that don't compare well with the area competition?

They probably don't. Bryan's Spanish Cove looks like it might be co-located close to Grand Beach. I haven't been to either, but Grand Beach is very much a better property. Bryan's is a small property with a single pool. Perhaps they were able to use Grand Beach amenities, not sure. Orbit One looks like an old motel. Neither compare well to Cypress Pointe or Mystic Dunes. I would say all four were at the bottom end of even Diamond properties.
