Hi,

I am a motivated HGVC timeshare buyer with some questions to ask before making a purchase. I am interested in biennial deeds, and wondering how the Elite system works with them.

1) Does a biennial deed with 14,400 pts get you an Elite status every year, corresponding years only, or is calculated 7,200pts/year and get no Elite benefits?

2) Let’s say I own an annual deed with 12,000 pt, which will get me nowhere, but if I own 12,000 pts deed every odd year and another 12,000 pts deed every even year, does it count towards 24,000 pts with Elite plus benefits, or it is just treated the same as 12,000 annual deed with no Elite benefits?

3) Also, with Biennial deeds, I still get access to Home week every year, or just the years the points were given?

Thanks in advance for you participation!

Welcome.

I don't know the answer to your specific question, but I will say that even considering trying to achieve Elite status through a Developer purchase is likely a mistake right off the bat. In almost all cases this means that you will pay 3-4 (maybe more) times what you need to pay for those points in order to receive a benefit that even those who have it contend is not worth the premium.

Resale.

Cheers.

Hi brp,

Luckily, I found some good resale deals that come with biennial points. Thanks for reassuring that buying from developers is often a waste of money!

I may be wrong, but I think what the second poster was sayong is that, in general, resale purchases do not count dor Elite status at all. But, I recall reading somewhere in this forum that at least one of the Scotland affiliates does.

Yup, exactly what I was saying. I hadn't myself learned until recently (here, of course :)) that the Scotland properties do count, otherwise, I would have said that one need pay extra for Elite in all cases instead of most.

Cheers.

In general, resale does not count toward ANY elite benefits. A biennial contract (from the developer) counts at half the biennial points. So a 12,000 point EOY from the developer would count as 6,000 points toward Elite status.

Thank you all for the quickest response! So resales don't count towards Elite benefits, clear. Does anyone know whether biennial deeds get you access to Home week every year, or just the years the points were given?

Just the year the points are given. For a home week booking, you will use all of your years points for that contract and they must be the current years points.

Unless it’s a ski week, SW Florida resorts or prime Oahu weeks, you won’t need the home week advantage.

If you purchase resales through a HGVC agent like an affiliate such as Florida Gulf or Scotland properties, that would count towards elite status.

I've been trying to understand the Scotland hgvc purchase as far as counting toward elite, please excuse my ignorance! To count, must be bought directly from Scotland? Or also buying Scotland resale from USA corporate telesales? Someone posted Scotland contact info, but I can't find it now, if anyone could post again here, or redirect me to original post, would be appreciated.
Thanks

I doubt that corporate HGVC has any involvement in these sales. These are owners turning over their units to have them sold at the local Scotland office. Of course, you could call HGVC corporate to be certain.
