Hi! This is my first post on TUG!

My husband and I recently bought a timeshare through HGVC in New York for a Florida timeshare, but decided to rescind immediately after encountering this forum (in process:ponder:). We bought 5,000pts 2bd Gold for $24,500 and a bit under $900 in MFs...

We are very interested in purchasing a HGVC timeshare, but are still unfamiliar to how it all works so we're excited about this forum :cheer:

After further researching, we're looking at buying in Hilton King’s Land thinking it is more points for the mf's... i.e. Premier 2 Bed Platinum 14,400 pts for $29,900.00 with $1,242.56 in MF's.

Would this be a wise decision considering it is more upfront buy-in cost or should we stick to a Vegas 7,000 pts Platinum or Gold 2 bd timeshare for a lower mf and buy in price?

Does this timeshare entitles us to an elite status because we would buy over 14,000 points?

If we buy a resale, are we entitled to all the benefits we would get if we were to buy via Hilton?

You don't have to answer all my questions, but any help is greatly appreciated. Thanks!

Buying HGVC

Welcome to Tug as a newbie. You would fit in easier if you join and become a member.

I suggest you sent me a pm with your email, and there is a lot to talk about
buying at Kingsland, costs, and MF.

HGVC is one of the most consumer-friendly systems out there, with a booking process that is near hotel-like. As clunky as its members' website may me, it still gives you many options that you're not gonn'a find elsewhere.

No, you cannot use "resale points" to qualify for elite status. It used to be that you could simply add points bought reasale to a direct purchase to qualify, but nowadays, they simply don't count at all. Some here have elite status and enjoy the perks, but even thay will tell you that, unless you have $$ to burn, that its simply not worth the extra $$ you'd have to pay HGVC.

Over the long-haul (10-20 years), KL Ph.1 will bring you more points, but it's not just about the point to MF$ ratio, it's also about the total MF's and whether you couldn't get by with fewer points at a lower cost resort, like in Vegas or Orlando... You are the best judge of that.

1. MF: I bought into Waikoloa in 2008. The MF was about $1200. 4 years later it is about $1500. I am expecting 2012 to be $1600. Lesson: The MF on new property is artificially low because HGVC still owns a lot of the weeks. As more TS are sold and less is own by HGVC, the MF will rise quickly.

2. Elite: No you will not get Elite status from a resale.

3. Benefits: everything but Elite status benefits

My Experience: Do you really need 14400 points? I bought 9600pts and I thought I didn't buy enough. However, it was actually pretty hard to use up 9600pts every year. Unless you always stay at your resort for the whole week, most other resorts will never need 14400pts. For Example, I stay at HGVC Lagoon 2bdrm every 4th July for 4-7 Nights. At 7 Nights, a Garden View 2 bdrm is only 7000pts. That means I have to figure out what to do with the other 2600pts. Which usually mean another stay at HGVC Lagoon for Thanksgiving (3-4 nights 2 bdrm garden). However, my situation is that I am in Hawaii so visiting other HGVC takes a significant amount of money for the airfare so, I really don't do an annual family outside of Hawaii. More like every 2-3 years, which then I splurge. For example 10 Nights at HGVC Seaworld 2bdrm 9,100pts, which is still below my 9600pts.

Hope this helps
