Ebay WKORV Question

SO I am confused by a few things in Ebay listing 110836592685

1) I thought all 2 BDR units even bi-annual were 148,000 Star Options. This one says 80,000
2) It says MF are $700 annually. I thought bi-annual unit fees were more like $1200?

I am sure I am just misreading something. Thanks!

Be careful... That is a deluxe unit so the annual MF's are around $1,500.

Yes, i think you are misreading it. Think about it this way, why would an every other year property (with half the MF of an annual) give you enough starpoints to trade EVERY year to Hawaii, HRA, WSJ, etc? It should give you half of the star options, so you can effectively trade EOY.

If that were true, everyone would buy these EOY properties for star option trading.

I saw that listing and wondered the same things. From the maintenance fees and star options (although it would be 81,000, not 80,000) it sounds like a one bedroom. The size description and the words make it seem like a 2 bedroon. Generally there is a link in the positng to contact the seller. Maybe they could clarify.

Ignore the listing information. They just don't know what they are talking about.

First, as pathways stated, this is a Deluxe Island View(corner unit). Fees are ~$1500 annually (~3k / use-year).
I suspect the seller saw 1,400, and thought it was the fee for an annual ownership. So, they divided by 2.

Second, the 80,000 probably refers to the StarPoint value, which does not transfer. They simply do not know the difference.
The StarOption value (which does transfer) is 148,100 every other year.

Whoever listed this obviously has no knowledge of the resort or product.
I hope the eventual buyer knows enough to get an estoppel and have an independent escrow agent close the deal.

I've seen many with a credit card option.

This is a red flag for me too, as well as the fact they don't answer their email, nor do they answer their phone. The auction has incorrect and missing information, the seller has recent negative feedback and they have hidden the auction information by making all the auctions private. You then can't see what auction details are for the auction with the complaint.

Be careful with the Ka'anapalis --- to my knowledge only the South phase have deluxe units, if you are willing to fork out the extra $300 a year you can find a great deal on a deluxe unit; half the price of a normal unit. In my opinion the ad seems a bit unclear and suspicious.

Deluxes seem like poor choices

I was actively considering this ebay listing as well. I did some research and found that the deluxe units are the units located at the corners of the buildings. There's only 4 corners on the buildings and the ones facing NW or SW are OV or OF. Those facts narrow down the rooms quite substantially.

If you look at the map of the property.. you'll notice that most of the island view corner units have some pretty horrendous views (Parking lots, other buildings). The units are bigger and have more light (windows) but the MF is higher as well. In the end I figured that $500-$600 more in MFs is not worth the extra space and light. Plus why would I want more windows if they look out onto the parking lot. I suppose if you get lucky you'll end up with deluxe rooms on the upper floors so you'll look over the parking lot. :shrug:

Err...no. Only part of building 4 has the view issues you mention. The other deluxe units are ocean front and have incredible views.

Ah. Well, I agree that buying a deluxe in B4 is a mistake for most people. However, I once had the 6th floor unit overlooking the pool and would love that location for every visit...

Agreed, we love that particular unit. We're counting down the days until 12months out so we can get to the front-of-the-list for that unit again.

We like the extra space in the Deluxe, and the view (in those 2 or 3 units) is better than most of the OVs (in my opinion).

In hindsight, no, I wouldn't have bought it knowing what I know now that I didn't know then.

That was our first SVO purchase. We were shown that particular unit when we bought, so we were under the incorrect impression that all of the IVs had a similar view (it was described as "pool view", not "island view"). We didn't realize that 2/3rds of the IVs faced the parking lot on the other side of the building...

So, we either book at exactly 12months out to hopefully get that specific unit (as you're restricted to only getting what you own in the home resort period), or roll the dice at 8months out and see what status, etc, will get us, or go somewhere else...

We own OF Dlx - and also love the space and view, and glad we own it as we rent out the studio-side and it only cost us ~$1000/week for the 1Bd side.
Unfortunately, the MFs per sqft for the Dlx villas is non-proportion compared to others, and if I knew that the studio for the OF center actually had a lanai we would have probably bought that instead.
