Closing went quickly and with very few hiccups. Grandview took longer than expected to transfer the deed, I think they only do it once per month. Only remaining hiccup is that I don't seem to get internal exchange rates on Vacation Villages properties. When I call RCI they tell me that it is a "known glitch" for new members in 2019. Overall I would use them again and appreciate Dawn's patience with my impatience.
Timeline of events is below:
3/6/2019 Won bid on Grandview timeshare (points)
3/6/2019 Message from timeshares4u: Congratulations on winning the bid! Please send me all of the names that you would like to appear on the ownership, along with you mailing address including city, state, zip, contact phone numbers and email. You will also be required to send a copy of your ID to the closing company. I will forward all of this information to the closing company and they will assist you in completing the transaction and payment. The closing company will send you a paypal request. 3/7/2019 Contacted by Dawn M. Griffin (dawn@vacationclosing.com) with instructions on how to pay (PayPal invoice), with the seller's deed, and RCI transfer form. Requested estoppel but told that it would not be provided. Had a phone conversation with Dawn about my concerns and felt comfortable taking the risk and proceeding with the transaction without the estoppel. Paid winning bid plus $222 RCI fee.
3/7/2019 Paid invoice, sent copies of DL to Dawn Griffin & RCI form
3/11/2019 Dawn mailed warranty deed to be recorded. I noticed a small error on the deed and she corrected it.
3/20/2019 Deed showed as recorded on Clark County Recorder's Office website (I was stalking it waiting to find it)
3/20/2019 I ordered an electronic copy of the deed from the Recorder's Office because I'm impatient and sent it to Dawn. Dawn sends it to RCI and Grandview the same day.
3/23/2019 I received a welcome email from RCI with my RCI account information. It showed a balance due of $222 but Dawn said it should clear in a few days. 2019 points transferred as promised.
3/26/2019 $222 balance now shows as zero. All is well.
4/15/2019 Grandview processes the deed transfer and mails me a letter confirming that the deed is now in my name.
4/16/2019 My ownership information is now on the Daily Management website, but I cannot register for an account as it says an account was already created. I contacted Web Support and they created me a new account. Confirmed account is up to date with no fees due.
