The seller does not specify the escrow company. If you win, insist on an independent escrow agent and get an estoppel from the resort (requested by the seller, but definitely from the resort) before funding the escrow.
If you take these precautions, you will best protect yourself.

When people sell timeshares with a 0 feedback it is likely that they are selling their own timeshare and have no idea how to do. They may not even know exactly what they own. You may need to take the lead. See if they are willing to use LT transfers and then let them guide both parties from there.

I agree with this assessment, and add that its not something an HGVC newbie should persue as a first purchase, better to go with one of the reputable resellers like Seth Nock or Judy K.
