Does a Marriott TS exist that meets these criteria?

  • Under $8-10K resale for a 2BR lock-off
  • Studio rents for more than the MF's
  • 1BR recieves an AC when deposited with II
  • True platinum and/or gold season (like MGO)(not extended platinum like NCV)
  • Trades very well with II

.

I don't think this fits the definition of a "true" platinum season. The platinum season at Manor Club is very long.

I think if you count the high demand summer weeks only, it becomes a true platinum season.

Also, that's the only time you are going to rent the studio for the same price as MF. Currently there are getaways on II for under $250 during October for the same studio that could get $700-800/week in July.

The OP was comparing the "true" platinum season to MGO, which has a short platinum season that matches just those high in demand weeks. I dont think you can count the high demand summer weeks only as they are not the only platinum weeks at MSE.

What do mid-summer studios rent for at MMC? The difficulty booking a good rentable mid-summer week is well documented. Also, no AC's yet for summer 2009 at MMC.

What about Canyon Villas Gold?

Redweek has a summer 09 2 bedroom for 1,189. Would a studio pull 800-900 for a rental?

Right, but all you have to do is reserve those weeks each year. I've done it six in a row without a lot of hassle. It gets a lot easier with the 13 month rule.

On Ebay, in 7 days, I rented a MSE studio this year for $700 and the 1 bdrm portion for $800. So it didn't quite make the MF for the studio, but $1500 return from $845 isn't a bad return IMO. The 1 bdrm was the week before July4 and the studio was the July4 week. I had a really nice email from the studio renter saying it was the best holiday he and his wife have ever had and can't wait to go back - asking me to keep it for them next year too. I also have 2 MMC weeks - used one and traded the other for points this year.

At Manor Club do you have to buy MSE to be able to lock-off?
Does MSE also receive 6 free rounds of golf?
Can a guest/renter use those free rounds of golf?

Don't see why not. Just keep in mind the Studio portion gets 2 rounds for "free", and the 1bd gets 4. Keep in mind they are still required to pay for the cart at $35/each per round.

My two renters both got golf this year and I advertised it on my Ebay ads.

How about Horizon @ Branson?
--> Get it for $5000 platinum week (cheaper than Manor)
--> not sure if it can rent it more than $638
--> received AC deposit in II
--> Platinum
-->Trade very well with II

Once again, a long Platinum season. A lot of owners gunning for only a few high demand weeks. Probably better than some other resorts though.

-- Not much different than MSE except cheaper initial investment.

MYIP, do you own a Horizons Branson platinum unit?

Terry

Yes. I owned both Horizon Branson & MSE... I sold MSE. Both trade well. I think Branson trade a little bit better when I was testing both of the weeks. I don't have a problem reserving prime week at Branson but have problem reserving 4th of July week with MSE. AC is always available when I deposit to II... However, MSE has to wait for the AC... I can't remember how long the wait was.

I have traded with
1 BDRM Branson to 2BDRM Grand Chateau week 52 (New Year)
1 BDRM Branson to Marriott Kauai week 51 (Christmas)
studio to Disney Saratoga Springs studio

outside of flex period.
