I don't own Wyndham points, so I can't advise my friend about this - does this have an resale value? He thinks that the points are all at Florida resorts.

Mostly depends on the fees. The 308 may have some value. Even with low fees the others are not worth a thing.

Hard to tell from the information provided. It would probably depend on the resort involved, market demand, maintance fees, etc. Your friends best bet would probably be get ahold of a licensed real estate agent in Flordia, if that is where the timeshares are located. I think we may have one that posts regularly on TUG. The agent should be able to do a market analysis on that specific contract and provide advise in accordance with the laws of Flordia.

You might want to let your friend know to be careful, there are a lot of unlicensed people out there. Also, I understand that Flordia recently passed a new law covering timeshares that adds significant regulation to the re-selling community that do business in Flordia.

That's what I thought - I told him he would probably have to give them away, but wanted to make sure. Will he have to pay $299 for the transfer fee for EACH contract?

I think Wyndham Vacation Resort Title is closed on weekends. I would suggest calling Wyndham Title since there are multiple contracts involved and see if they would cut the potiential buyer or seller a break if they contracts were changed at the same time.

Someone will have to pay the transfer fee on each contract. They may be best to advertise all the contracts together. Try to get the transfer fees, closing costs and maybe even a few dollars.
 
people like Bonnet creek and will pay for it

Panama City has low mf and therefore value.

If the fixed week is a South Florida winter week on the beach, it has value

Daytona Beach points will have value for the advanced reservation priority

etc


Let us know where they are and we can say with some confidence

Depends on how many new owners take the contract. If the contracts are being transfered to the same party, only one transfer fee would apply.....$299per transfer form submitted, list as many contracts from the same seller that may apply.
 
Definately need resorts and MF would be nice.

As other posters have indicated medium BC sells for a few hundred and Daytona Beach ARP has value.

If Cypress Palms or Star Island break out the check book.

Go with RR and see if can cut a deal on $299 fee per deed.

Knowing Wyndham I would strongly disagree, they will gouge $ 299 per deed regardless of the names involed

You may be right, I only saw one timeshare for sale at Wyndham Cypress Palms. It is being handled by goodbuytimeshares and one of terms of the bid is as follows (note, you have to do it their way without seeing any contract etc. or you lose E-Bay rights, according them them).

"Payment and completed contract is required in escrow within 7 days of auctions end. If payment and contract is not received a dispute with eBay will be opened and property resold (buyer will be blocked from any future purchases and strike left on their account)."

They claim it is a 84,000 Wyndham Point contract that the similar units are sold for $40,000 dollars (I was not aware that 84,000 point contracts from Wyndham are anywere near this, at least none that I have been offered or bought from Wyndham were anywhere near this for 84,000 points).

I wonder if this group is licensed in Flordia.
 
Think Wyndham rack rate/sticker in window price is around $22K/100K.

From posts here gather going rate for "new" deed is around $17-$18K.

Last pitch I was at offered 105K new points and convert my fixed week to 140K points for $18,995, give me legal VIP Gold status and 245K points at low MF LBM and 245K bonus points for two years.
 
Just checked Star Island. I saw four listings. One was Wyndham Star Island with points. It had a bid. The others do not appear to be under Wyndhamland's control, they had no bids as of a minute or two ago.

Can't leave a strike on a non binding aution

It should be reported as a listing violation
