Both, plus you cannot use MRP to book it. The full list of MVC resorts which don't participate in the Marriott Rewards program is:

47 Park Street - Marriott Grand Residence Club, UK

I was really hoping to earn the nights. It is odd....how did they come to not participate?

From another thread a year ago:

I think it has something to do with whatever caused the separation of two of the buildings from Marriott, probably related to a three-year Special Assessment that was levied. At one time there were five StreamSide buildings included under Marriott's management; now Evergreen, Douglas and Birch remain while Aspen and Cedar are VRI-managed. The history is tough to put together even using TUG searches but it goes back further than 2009.

The only thing you get is the 5 points per dollar for using your Marriott Premier Visa credit card. That is a credit card bonus, not a Marriott Rewards program bonus.

Streamside did not participate in MR even before the other buildings broke off. I don't know why.

I booked a few last minute nights for a kid, and thought I was getting a steal. But it was regular rate for points. Just a really cheap weekend there, I guess.

Fall at ski locations is by far the slowest time of year

so any reservation during that time will cost very few points.

When I enrolled my pre-June 2010 weeks into the DC program one of my legacy weeks is an annual fixed week 47 one bedroom Streamside Birch. The maintenance fee is fairly low. Since enrolling, every other year I am able to trade it for 55,000 Reward points. In 2012 or 2013, the one time I stayed in my Birch unit for a week, I thought I received my 7 nights credit in my rewards account.
