Does Grand Lodge on Peak 7 exercise their ROFR?

Does anyone have feedback on whether they exercise their ROFR and how aggressively. I have been trying to sell my spring/Fall week in the smallest unit for 2 years now and finally lowered the price to $499 just to dump it. Now I've heard they aggressively exercise the ROFR. Very frustrating that they make me go through all this effort if they are just going to buy it back for nothing and re-sell it for huge $$$$.

Well, that's one of the main purposes of ROFR. Until you get a buyer you don't even need to worry about ROFR. It's unfortunate that the HOA exercises their ROFR but that's one way to keep inventory and artificially inflate purchase prices. Doesn't sound like a ritzy resort - how reliable is your information? Maybe there is no ROFR??? Have you asked the resort if they want it back? It might save them $499!!!

Actually Grand Lodge is a very high end resort. Breckenridge is a beautiful spot and the amenities are great. I've talked to them and they are nice enough but simply don't offer to buy them back until you've submitted the estoppel agreement. I guess they want to make sure your seriously selling it. My unit cost over 12k ten years ago, and the resort still sells them for more than that in the new building they put up.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
If they are like most developers they won't be aggressive for off season units like yours unless they specifically are low on that type of inventory.
