Does anyone know anything about the Imperial Residence at Rivera Maya

I can’t seem to find anything about the Imperial at Rivera Maya. I was updated today since I haven’t been for a while and was offered an upgrade to the Imperial “residence”. I currently have the master room at the MP and was offered an upgrade to a 1 bedroom at the Imperial with no MF unless I use it for a lifetime membership. I was given until tomorrow to do my research and consider the offer the only issue is I can’t find ANYTHING about this new property. Any information would be gr

I believe I read the brand name on TUG in conection to room suites within the Nuevo Vallarta theme park
I believe the Imperial Residence brand / location - does not include any kitchen facility.

I am unclear what this upgrade would gain you.

What year is your existing contract from ?
(Ie) older (pre 2010) contracts have a registered week that renews as a registered week at 25 years
+ VF Bonus week remains at 25 year renewal.
2010 and newer contracts have a registered week for 10 years + 2 bonus weeks and when you pay the 10 year renewal - it becomes a 2 residence weeks .
I would wonder what Imperial Residence week contracts have listed?

Also - what is the booking window ?
Mayan Palace contracts are normally 6 months for the registered week.

READ THE CONTRACT - if / when you can see something in writing.
Verbal statements by Vida salesperson are just that - unless put in writing.

Misslady & I had multiple private conversations and covered the things you asked. After talking with them yesterday and not getting satisfactory answers, she declined their offer. She was in RM and prefers that location over NV, so that was one of the final negative issues. Another person who found TUG and asked questions to help make the best decision for her. :) I told her to hang around and would learn a lot!

If RM is her preferred location - then accessing Mayan Palace units is not a problem due to the number of MP
buildings there .I am glad to hear finding TUG helped her make an informed decision.

My contract if a master room from 2003 with 1 registered week and 1 VF week. The booking window was for 6 months and it was in NV. I was told there would be no renewal fee for 20 years but there it was clear as day on the contract for 10 years so 20 years was a flat out lie. The only thing I would have gained is no mandatory MF.

So- go every year and the no mandatory MF won't matter.

Yes. the imperial is residence brand that’s the same as Mayan Palace and Sea garden. I wasn’t shown a model but they gave me a floor plan ( I was trying to upload it but it but the file was too big)
There were no significant changes besides the rooms being upgraded. Otherwise the layout was still the same as a hotel unit.
I was told I would lose my VF week at the 25 year renewal and they have the renewal is at their discretion but my contract says it will be renew as is If I‘m reading it correctly.
If you don’t mind me asking why do they want my registered week? It seems to be the same as the residence week. My contract has a 5% cap on MF.
I’m going to take you’re advice and go every year because I really did enjoy my visit last week. So much that I almost took them up on their offer.

The registered week is the secret sauce in the TS sausage.
Every full deal Vidanta contract has to have some. (as does every other Mexican TS contract In my opinion)
It is tangentially based on how many units they have built / just like an airline can only sell so many seats to future flights based on how many planes they- own /lease / fly.

In your 2003 contract - you have 1 registered and 1 VF (non- registered)
If you renew in 7 years it remains the same AND the registered week renews as a registered week for 25 more years AND the VF week remains.
also the 5 % cap remains after renewal (It is actually USA CPI increase +/- 5% for Mexican inflation).

My guess is that in the fine print of the contract you were offered - it said every other year registered week for 10 years ,
with a residence week with the same benefits in alternate years. So now they can sell 2 contract with your old registered week ,
and re-sell it again in 10 years.

As long as Vidanta keeps building while Vida Sales keeps selling new contracts it does not really matter.

It is a bit like an airline selling a round trip ticket (LA - PV) with an open return date. Your fine as long as there is a plane flying.

The latest Vidanta contracts for the ones in the Parks include 1 registered week that must be used in the first 10 years and alternate year weeks for the other 9 years; the alternate year weeks don't have mandatory usage fees. So they can sell 10 contracts for every registered week.

I believe the Imperial Gardens will actually be new units inside the Parks, not recycled Mayan Palace units. The ones that are getting recycled are the Grand Mayan units in NV in the furthest north tower - they're being upgraded to Deluxxe units, listed as "Deluxxe at the Grand Mayan at Vidanta - Nuevo Vallarta (DO15)" in The Registry Collection. Haven't been down there in a bit, though, so they might be doing something with them, but I don't think there are enough MP units left in NV.

One of the things that surprised me the last time we were in NV (January 2020) was that there were MP units above the Plaza floors. I think there were three floors of MP units above the Plaza. So the MP in NV is one building plus.

One of the things that surprised me the last time we were in NV (January 2020) was that there were MP units above the Plaza floors. I think there were three floors of MP units above the Plaza. So the MP in NV is one building plus.
We stayed at the MP-NV in Nov 2019.
My memory thinks that if every unit was used as a 2 bedroom lockoff there are about 100 units .
I could be wrong and the count is higher.

With Beachland open and the short walk to La Plaza it is good value for the MF amounts

That is why your 2003 contract has better usage value. It has a registered week EVERY year and can be renewed as a registered week in 7 years.
A registered week will have some kind of priority over a residence week.

FYI -I have met members whose contract was from the Puerto Vallarta Marina Sea Garden that was torn down.
They were using their registered week at the PV Marina Mayan Palace.

It might get to the point that there are so few Mayan Palace owners, that like they have done with the Sea Garden, they will do similarly...give upgrades for "free". When my two contracts get close to the end, I will offer them up to whoever wants them for another 25 years. When we stay in January at the NV MP and marina MP, I will try to find out who are MP owners and who are being upgraded from Sea Garden.

Back in 1999, they had Crown Suites in Acapulco. They were fancy studios that had a kitchenette (small mw, coffeemaker & small fridge) and all were oceanfront. These were along the pool and ocean at the end of the reflecting pool where the Gift Shop an a restaurant were on the 1st floor. They tried to sell us one of those, but we bought a 2-bedroom Sea Garden that could be used for a 1-bedroom MP instead.

Several years later, they tore those down and the owners were upgraded to a Master Room at Grand Mayan.

So, you never know what they will do.
