Do Wyndham’s Owner Priority restrictions apply to deeded weeks reserved by owner?

Hoping to get clarification and input from the Wyndham experts here! Here’s the link to my post in the Buying, Renting and Selling forum:

Probably they do not, but it is not certain.

The week is deeded, true. But reading your post suggests that it is also part of the Shell trust. In placing it in the trust, there's an agreement that may (or may not) restrict what you are able to do int terms of rental. I do not think the Wyndham priority dates apply unless it was also converted from Shell to Wyndham at some point, or for some reason Shell is doing something similar.

If it was not converted from Shell to Wyndham, it might be worth responding to Redweek explaining that. But, I can also imagine Redweek would rather not risk it. I know you know what you are talking about, and you know you know what you are talking about, but Redweek probably encounters plenty of owners who don't.

Thanks for confirming my thoughts. It’s not an exchange, it hasn’t been converted to points or enrolled in Wyndham, it’s our deeded week.

I decided I didn’t want to fight with RedWeek and will list the week elsewhere, or maybe open an II account and deposit it there.

So you do not have Shell points/credits/whatever associated with the week? That makes things cleaner.
No. They are deeded to us, purchased back in the day of weeks timeshares, and are not enrolled in any points programs. Shell just happened to be the developer they were purchased from.

It's worth a shot trying to explain that to Redweek. But you can't make them list it if they don't want to. "Unconverted week" is not a protected class. ;-)
Yeah, I decided the juice isn’t worth the squeeze there. I appreciate all the TUGgers’ input and am glad I could post here.

Resurrecting this thread in order to update. I decided to list the week with Koala, which required me to specify the various taxes and mandatory fees that the guest needs to pay the resort. So I called the resort guest services, and after getting the information I asked whether Wyndham’s Owner Priority restrictions applied to my deeded week. She didn’t know, so she connected me to resort reservations. And as soon as I asked the question, that lady burst our laughing and said “Are you trying to work with RedWeek?!” “YES!”

We had a nice chat, and she confirmed that deeded owners are not subject to those restrictions, but the resort has to confirm to the rental agency that we’re deeded owners. I mentioned that RedWeek had changed ownership, which she wasn’t aware of, and it seems they’ve noticed difficulties working with them, too.

Anyway, our week is now listed with Koala, and fingers crossed it will rent.

And Shell owners have never, ever been told we cannot rent during certain times of year. So far, Wyndham has not done that with Shell. Wyndham acquired Shell and Kona Coast was never Wyndham's before acquiring Shell, so there are no rules against this. I am sure there will be at some point, but for now, nada, nothing, no rules at all.
