Do HGVC deeds have a specific week/unit number?

I’m just looking at the paperwork for the deed I received with my HGVC BLVD week. It’s showing up fine in my online account and things are working as they should.

with Vistana the deeds have a specific week and unit number; however, the legal description for HGVC is just for a certain percentage of the real property. It doesn’t identify a specific week or unit number. Same with the estoppel - it just shows that it is platinum season and a 2 BR unit.

So how does it actually work with HGVC? Is there an underlying week recorded, or is it more like a trust arrangement where you simply have title to a certain portion of the property?

You have a week of vacation in a certain size/designation room during a certain season at a certain resort. They do it this way because you can reserve any week during your season. You are deeded that and they can’t take that away.

There are exceptions. Many of the SW Florida resorts are deeded certain weeks in the same room. The Scotland Lodges are that way as well.

That's been my experience as well. I know I found it in the paper work, but it doesn't factor into actual usage in any way.

At traditional (older) HGVC resorts, deeds include specific week+unit #'s.
But it's silly becuz it's not yours to use. All that sets is the season & size.
So, you own a tiny % of the resort, if the "club" ever goes kaput.

I'm not motivated to review my paperwork right now, so I could be wrong, but I remember seeing a tiny ownership percentage. So you own a percentage of the resort rather than a specific unit.

Thanks. The reason I’m asking is because one of the suspicious eBay ads gives a very specific week and unit number for a BLVD week. I’ve never seen anything in my contract or in the deed indicating this.

They also happen to have repostedthe exact same week/unit number for an auction that just ended. So either they had a shill bid scheme going on that didn’t work, or they are trying to sell something they don’t have and are just making things up.

This would make sense - I think Elara was not developed by Hilton originally - so they probably have more of a traditional week/unit system for their deeds.

My Elara deed has specific unit and week. The lagoon tower I own is a percentage clarifying the room type and season.

Yup, Elara was originally a Westgate property. HGVC partnered with the private equity company Blackstone to purchase it the when Westgate declared the project bankrupt (or something like that). There are slight differences in the estoppel between a Westgate and an HGVC unit. Where it says points available, a Westgate unit will read 90. It’s also called Planet Hollywood Towers where an HGVC unit will read Elara. Otherwise, the look like any other HGVC estoppel.

There’s a thread a while ago that actual estoppels of each where posted (personal info redacted, of course).

Checked out an old deed originally from HGVC. A 1 bedroom in Phase 2 at The Boulevard owns 0.016% of the property. No week or room listed.

I was in a studio for new year 2018/2019 on the 56th floor. The 57th floor is the sales center and I was told floors 58 - 60 were supposed to be converted to units that would be a "By Hilton Club"

Maybe that’s what it was. I have a habit of remembering things wrong. Just ask my wife, she will agree.
