Do Elara 3 and 4 bedroom deeds exist? I have never seen one before.

Do Elara 3 and 4 bedroom deeds exist? I have never seen one before and i've been watching the market for the last 5 years. I've never seen one on ebay, the FB groups, TUG, redweek, or through any of the real estate agents. I went on the hgvcmfs.com website and it does not show the MF for a 3 or 4 bedroom unit. Just studio, 1 and 2 bedrooms. So do these deeds exist, OR are the 3 and 4 bedroom rooms at Elara just room types that can be booked? I realize a 4 bedroom at Elara is actually a 2 bedroom + 1 bed jr suite + studio. So people could own those separate deeds.

Anyone know the answer to this? I am curious what the MF would be on those if they exist? Those deeds must be absolute unicorns if they are real because I have never seen one available on the market at any price.

Since they are made up of other units, I don't think they exist as a single deed. At best, my guess is, if sold, they sold it as 2 or 3 units, on separate deeds. MF are determined by coming the MFs on each of the 3 unit types, or combination thereof.

There are no MFs for either nor included in the budget report so I will say no on the HGVC side. I think that they may exist on the Westgate side since someone has reported owning one.

Yes, pre-HGVC takeover of Elara, there was a guy (SteamboatBill or something like that??) who claimed to pay north of 6 figures for a 3- or 4-BR Westgate unit there. He was also emphatic that the resale price of what he bought would never be below what he paid for it, and he would easily make money on it if he sold. I wonder how that worked out for him... 🤣

Ah, yes. People disagreed with him and he essentially took his toys and left (i.e. deleted all of his posts). Too funny. I believe his actions in that thread led to the change on this site where a post could only be edited after X number of hours, and then it becomes permanent.

Yes, that is the thread that led to the 48 hour editing rule. Good ole Perry. He did stick around (under that username) for a while longer until he was given the boot for promoting his own website and forum for the recently announced Destinations Club from Marriott Vacation Club. I am sure he is still here, just using a different username now.

To answer the question, yes there were 4 bedroom units sold when it was a Westgate timeshare. However the actual deed might not be for a 4 bedroom timeshare but could be 2 or 3 deeds bundled together. That is the situation I have with a 2 bedroom unit I own in Breckenridge. The resort sells 4 bedroom timeshares but the deeds are separated into a master unit and 3 additional studio unit deeds. My particular deeded 2 bedroom unit consists of a 1 bedroom deed and 2 additional EOY studio deeds, all wrapped into one sales contract. Until now I hadn’t given it much thought but this could complicate trying to sell that unit at some future date.

FWIW, the 4 bedroom unit at Elara consists of a 2 bedroom unit, a junior suite unit and a studio unit. You can keep them all as one large 4 bedroom. Lock off the studio and have a 3 bedroom unit plus the studio or Lock off both the studio and the junior suite and have three weeks usage (or exchange or rent).
