So I now zero about Timeshare but attended the 2 hrs sales chat for Orange Lake holiday inn vacation club and was offer 30,000 points. For $5,750. I took it because I now I have 5 day to cancel it. Is that a good deal or just plane sucks???? What I see is I can buy point for pennies and go from 30,000 to 110,000 with just $1000 more. Please let me know This was just Friday so I have time. Thanks in advanced

Rescind/cancel/get out. Don't feel bad or duped or like an idiot. Half of us on TUG, including me, bought resale originally. This is the best place you could have come for information to save you thousands.

Timesharing is amazing and awesome once you spend a couple days/weeks/months learning about it.

Rescind immediately. There is nothing they sold you that you can't buy on the resale market for pennies, perhaps even for free. All you did was give a fast-talking salesman a fat commission. Get out while you can, (follow the procedures to the letter - don't guess), do your research, and come back to get great help on how to buy resale and maximize your ownership.

Thanks but LAST QUESTION! Even if the maintenance fee is only $300 anual? Because I have seen this fees over $1000. STILL NO GOOD?

Not only would you pay $300 in MF. You also have an annual fee of another $159 or so a year and 30,000 points won't be enough points for 4 days in a studio most places so 4 nights in a studio at $459 isn't a bargain. 30,000 HICV points are equivelnet to 15,000 RCI points when used in RCI. Not a particularly good deal. As far as developer points go it is a fairly cheap entry point into the system but not enough point to do anything with.

The 30K was just to sucker you in. Once you would have realized how little vacation time you could get for that, the sharp knives would come out to carve you up.

They were probably dangling MAXtime deals to you.

Lowest MF is not the goal / max usage for a MF you are comfortable paying yearly
is a better target .

tschwa2 succinctly explains what 30,000 HICV will get you in vacation time.

As far as developer points go it is a fairly cheap entry point into the system but not enough point to do anything with.

so basically a sub- compact car with no air conditioning / cheap - but not the most versatile purchase .

and not a bargain when you pay full developer price .

Orange Lake are basically free online almost all the time. In fact a lot of the time the seller will pay all fees to transfer this to you.

I would rescind.

I really like this analogy. That sub compact with no air is the entry level option in this timeshare system. If you want an SUV with premium sound system (more timeshare points to use) then that developer is going to charge you heavily for it.

To take that analogy one step further, if you want that sub compact you could get the exact same car on the resale market - same amount of miles and condition as the “new” model sold by the developer. However, instead of paying $5,750 you could get it for FREE on the resale market. What makes resale so great is that you could get that SUV with premium sound on the resale market in many cases for LESS money than what you were prepared to pay for that sub compact.

Pretty crummy deal, not enough points to take a vacation. Hopefully you recinded in time?
