We were told at a Diamond Resorts sales pitch that if you own points with Diamond and you sell them, it reverts to weeks at the home resort, and the buyer does not get points or the ability to use in "The Club." Any truth to that?

Absolutely true, if and only if, the original weeks were deeded weeks. Normally the points are based on a "Collection" a group of resorts held in a trust; in this case the ownership reverts to the Collection and allows you to book within the Collection but with no other benefits of The Club.

What are the yearly maintenance fees for 40,000 points?

My guess would be around $9500 with all the Club Dues and Collection/Trust fees??
