I just finalized my 4th successful deedback of Weeks to HOAs. All four Resorts are well run independents. Two said "sure" right off. The other two took a little time and multiple conversations. Two cost me nothing; one cost me $50 and the last one cost me $125. My point is just ask. Sometimes you have to ask more than once. But remember, all they can say is no.

Basically I bought them for next to nothing; used them for 7-9 years; I no longer travel for various reasons; I didn't want to keep paying MFs; and I was looking for the best way out. Deedbacks require no selling expense and essentially no closing costs. Why not?

Well run independents with member-controlled HOA's are always the best type of timeshare to own. I currently own at three resorts in three countries, all with member-controlled HOA boards and all three do take deedbacks, although none of them advertise that fact. One does have to ask.

Personally I have never done a deedback and would always try to avoid it. When I was in the states and wanted to change my ownership, I advertised them and sold them, usually at a profit (but then I bought resale, so a small profit is possible if you bought right to begin with). I recently decided to downsize and eliminate one of my SA weeks. I gave it away to a colleague. That way the HOA gets a new owner right away paying m/f's to help support the resort without having to resell the week themselves. I personally feel that is more responsible than doing a deedback.

We just gave back our Calabogie Resort week. The resort required our 2012 maintenance fees to be paid so they have a longer time to find a new owner. However, we do get to use our 2012 week in October. We also had to pay administration fees totalling $650. As this is a RTU week that we have owned since 1993, we knew there was no resale value. We also feel that the resorts request were fair as they have a responsiblity to keep their finances in order to protect other owners. A win, win for both sides.

Hardly. Having served eight years on an HOA board, I would never stiff an HOA like that. It was actually one of my employees who had spent his honeymoon in a timeshare in Thailand, been through a presentation there and liked the idea but not the purchase price, so he was very happy for the opportunity for a free timeshare, especially one with a low SA m/f.
