****Floating week, use anytime space available. We have never been unable to book a week.
****Use odd numbered years, though we have always been able to use ½ one year and ½ other year, or use all at once.
****Cottage with 2-bedroom full kitchen on one side of lockout with 1-bedroom small kitchen on other side. With pull-out sofa in big side, entire cottage can sleep 10.

On odd numbered years you need to pay the maintenance fee.
The maintenance fee was $1000 in 2023, next time this is due is 2/1/2025.

This timeshare is not on the “Points” system, it is what they now term a “legacy” ownership.

Cost to transfer ownership $500.

Why? Is the unit restricted to a season or specific weeks?

What does Legacy ownership entail, are there restrictions in place?

Is the $500 a resort transfer fee, what about title transfer? Suggest LT transfer.

One other thing you may want to edit is the maintenance fee. Biannual vs biennial.

I have been able to book a week any time of the year. I get full use of an entire "cottage" building one week every other year. I've also used one side of the lockout on an even year and the other side on the odd year. I've never used it for trades with others.

I don't know what the maintenance fee will be in 2025. 2023 was $1000, and if the past is any indication 2025 will go up some.
The $500 would be a one-time fee for the title transfer from me to you charged by the time share. I am not yet aware of any other fees that would be associated with the sale of this timeshare, but there may be some.
Once you own it, there are no costs at all except the every other year maintenance fee.

King’s Creek A.K.A. King’s Creek Plantation is in beautiful & historic Williamsburg, Virginia, USA

We have owned this timeshare for many years (decades) and loved it. Now it can be yours! As we are now retired; our income is less. We love Williamsburg, but been there – done that. We are much more selective about where we travel now.

This is a floating week, use it any time of the year as long as space is available. We have never had a problem getting a requested week!

The ownership is for every other year, odd numbered years. Having said that, we have always been able to use it in an even numbered year if we skip use in the preceding odd numbered year.

This week is for a “cottage” at King’s Creek. They are stand-alone buildings with two halves and a lockout door between them. The large side has two bedrooms (upstairs), 2.5 baths, a pull-out sofa in the downstairs living room, and a fully equipped kitchen. On the other side of the lockout is smaller and has one bedroom, one bath, small living room with pull-out sofa, and a small kitchen. If you use the entire building it sleeps 10. At times we have used one side of the cottage one year and the other side the next year. It would be possible to rent out one side and use the other. A Maintenance fee needs to be paid every February 1 in odd numbered years. No payment is due in even numbered years. In 2023 the maintenance fee was $1000. I don’t know yet what it will be in 2025, but it will be due 2/1/2025.

Regarding number of Points; This timeshare pre-dates the “Points” system, so no points are associated with it. The owners call this a “Legacy” ownership. They really Very Much want us to spend a great deal of money to buy into their points system, and we’ve not done that. I don’t believe this simple old-style (Legacy) type time share is something they would even sell if asked.

We have never gotten into either RCI or Interval to trade this week for another elsewhere, but the resort does participate with both of those companies.

King’s Creek (owned by Spinnaker) will charge a $500 fee to transfer the title (deed) from me to you. I am open to paying part of that cost. Never having done this before, I don’t know what other costs are involved. If there are other costs (Title company etc.) that need to be covered we can talk about it.

Hello I am not interested in your timeshare but it sounds like you’re describing a 3BR unit. You might want to clearly state in your ad whether this is a 2BR or a 3BR. I followed your link and both 2BR and 3BR cottages exist. The best thing is to change your ad title, which I believe you’ll need to contact a moderator to do.

Good luck, it sounds like a great deal for someone!

If looking at using the entire cottage it is indeed a 3 bedroom 3.5 bath unit. In the description I wrote; one side of the building has two bedrooms and the other has one. Our week is for the whole building, three bedrooms. We have at times chosen to use half one year and the other half the next year. The King's Creek cottage buildings all have three bedrooms. Too bad you are not interested. It is a very nice resort with tons of features.

The convention that is used when describing a timeshare is to state the total number of bedrooms clearly up front. Rather than in a text description listing the various number of bedrooms and having the reader add them up, the clearest thing is to call it a 3BR unit.

But you do you. If you want to call it a “unit that has 2 bedrooms on one side and 1 bedroom on the other” instead of a 3 bedroom unit, have at it. That may be equally effective, although my sense is that describing your unit according to the typical convention would be better.

Good luck in giving away your unit.

Thanks for your thoughts. Having just found this site I am not aware of the jargon or conventions people use for posting. I am a bit dismayed that users here seem more concerned with my wording things "just right" than acquiring a timeshare. I guess youall are trying to be helpful.... I did follow the suggested format and list of questions to answer in my second attempt at this. Yes, I did post the same property Saturday.
I'm none to thrilled that there seems to be over 200 pages of these posts going back many years. I wonder if anyone who would actually want one of these things is ever even here! :) I'm not holding my breath for a taker...

This timeshare is no longer available!
The management at King's Creek has a deed-back/surrender program I've decided to take advantage of. For $0.00 cost on my end and minimal hassle (small amount of paperwork) they will take this timeshare off my hands and out of my life. You should all be so blessed!
The King's Creek timeshare is really quite nice, but as they say; we have been there-done that!
