Free Hyatt Highlands Inn, Carmel, CA week.

One bedroom premier unit yields club points of a 2BR week at other Hyatt Vacation Club properties = 2000 points, every other year even. Unit 437, which is a handicap unit, horizon view in a section of the resort that has good views, despite not officially an ocean view unit. The staff at this property are lovely, and will accommodate alternative room requests if you don’t want to stay in the handicap room. However if you need a handicap room, this ownership ensures you get it every time.

MF in 2024 were $2347.09, including $157 in Club Dues. On Jan 1 2025, Club Dues of $157 are due. On Jan 1, 2026, MF are due again.

I have a deedback approved through Hyatt, but in light of Edward Salido’s post offering a free bronze week, I thought I’d offer this here. A bronze (1300 pt) every year week + this Carmel week would be a nice Hyatt portfolio to own, yielding 4600 points per 2 year cycle. That can take you places in the Hyatt system.

Buyer would be responsible for transfer costs through LT transfers, $365-$435, and Hyatt transfer fee of $650, for a total of $1015-$1085.

If I dont have a solid commitment to this week by Nov 4, 2024, I will proceed with the deedback.

I am so, so tempted but we have too many timeshares. But someone should jump on this. The Carmel location is special.

Is it unit 437 or 447? Different unit #s in title and text.

I'm interested, can you please confirm the unit number and whether it is a suite (single floor unit) or townhouse (upstairs/downstairs unit)

Thanks for the clarification, can you post some pics of the balcony view? I'm looking at the Highlands site plan and it seems to indicate that the next-door units on either side of the unit are "ocean view" and this unit is "horizon view". Wondering why that is.

No I don't have any pics. I've never actually stayed in it. When I purchased the unit, I called the resort and asked about the view. The front desk agent was not personally familiar with the room, she just told me in is in an area of the resort with good views. So that's as much as I can personally say about the view.

If the new owner is handicapped and intends to use this unit, he/she should call the resort and see if they can get more specific information, or assume there is no view.

Personally, my favorite unit is 222 and I've requested that unit since I purchased at Highlands Inn and got it both times. I never did walk over to the unit I own and try to ascertain what its view is like.

According to the resort layout map, its a suite. Which would be my expectation of a handicapped room.

I checked with my wife and she doesn't prefer an ADA unit. This is a very nice free TS. Thank you for offering it here!

Is there a fee or cost from Hyatt to use their deedback program?
Not for this unit. I’m not sure if it varies by desirability of your unit. You submit a form to see theyll take it, and they reply yes or no and tell you the terms. I don’t know if the terms are the same for each unit and property.

Thanks for the info.

This is getting sad, Hyatt, which used to be one of the top timeshare systems, now it appears to be entering the "junk" timeshare space (like Diamond, Welk, etc.). It's too bad, they have very nice properties, I guess bad management has caused this.

From my perspective, the issue was indeed bad management choices, starting the Portfolio lunacy. It’s the Portfolio boondoggle that resulted in the devaluation of the II points charts- an attempt to force you to buy Portfolio points to make II trading work, or to trade internally more so that Portfolio owners can access your week via Club to Club trading. Not to mention the incompetence and poor customer service from some Hyatt reps nowadays.

Basically I could see that every decision HVC has made starting with portfolio has been to advantage their own position and disadvantage mine. Whoever is running the show seems to have contempt for long time owners. I’m not optimistic about the future, and want out before getting out is hard.

Nothing to do with the resorts, which remain lovely. In particular we love Carmel. If we still lived in California we’d probably have kept this one to use in Carmel.
