Staying at Cypress Harbour this week and got the following updates others may be interested in:
GM Herb V has moved over to Vistana Villages - comments were it's a larger resort than Cypress Harbour - this happened around Dec 28, 2019
Todd S, Director of Operations is filling in - no word on a new GM yet
Grand Pines Development
- Not much but the area directly across from the lake/main pool is picking up with clearing - they're actively clearing trees this week. This is the section that will be single family homes - separately staff told me they think the starting price will be around $500K. In my opinion - I expect there will be visible building construction starting over the next few months, but that's unconfirmed.
Also I think I've mentioned before - but the lake is not part of the Cypress Harbour HOA - it's a separate HOA called the Lakeside Property Owners Association of which Cypress Harbour is a member of. In my experience it's not unusual to have nested HOA's like this.
Property Tax Fight
And the fight goes on... Originally the HOA said they were happy with the appeal and settlement - now they're saying they are not happy because the "tax did not get reset..it remains high" so now they have the legal counsel going after Orange County to get the tax reset. The tax fight has been going on since 2017 and includes 2017, 2018. 2019 tax years.

Emergency generator put in place for the Clubhouse, Marketplace, Galley Grill - Mentioned during Emra MCP was w/o power for 3.5 days and nobody could leave - so this will help
WIFI upgrades - no details given - however WiFI works well - I'm using my Roku Premiere no issues what-so-ever
Phone System – they took out the local VOIP server and moved it to the cloud instead
By building 57-56 badminton and corn hole toss was added
2020 Planned Projects
TV upgrades to Guest Room Entertainment (GRE) platform – go in building # order and are up to building 63 now - 2-11-2020
HOA plans to keep Spectrum cable TV - no changes there
Clubhouse Pool Pavilion Bar
5 year Renovation phase 1 – 88 villas 50,51,52,53 to be done in 2020 - 5 year is soft goods like sofa's etc.. not appliances or other "hard" goods
Includes exterior painting 50,51,52,53
Clubhouse pool restrooms updates

5 year spa/fitneess building renovation
Inside Spa/Fitness building they are going to get new cardio equipment specifically
Activity center updates
Just mentioned they have 4 level 2 chargers - EVGO - - price charged is 32 cents per kWH ( I advocated for this policy with the HOA, also asked HOA to consider idle charge)
These are connected to the grid via 207v single leg off 3 phase service - which means it's less power than my home charger - 220v @ 40 amps
Asked director of engineering (John H) to look at inexpensive level 3 - like 30 kW DC fast charge - what they have now is more destination charging - not aligned with resorts/hotels where folks travel distances

- Basketball is going to 1 regular size court and there will be a cover over it so you can play when it's hot and sunny out
- bocce ball moves – some shaded areas
- adding a new splash court
