CWA Deeded?

After a presentation at Club Wyndham, my wife and I felt that the concept could work for us but, couldn’t see coughing up $30k since points are readily available for significantly less on various resale sites. We have questions regarding resales. Some advertise Club Wyndham Access as deeded and others do not. What is the difference? Do you have better access to the “deeded property”? Do you have access to the “deeded property” even if it is not in the CWA network? Thanks for the insight.

CWA resort deeds are in a trust managed by Wyndham. As far as access to resorts, it's all pretty much the same. Access to them is like a tide, it goes both ways at different times, but access isn't noticeable. At the 10 month out period points are points - they're all the same. Whatever you do if you buy, buy resell.

Club Wyndham Access is a program where you buy points. You don't receive any deeds, but the program itself owns the underlying deeds that allow those who buy to use the points. CWA does allow you to potentially book at 13 months out where ever they own, but this is limited to CWA inventory. That inventory may be limited and is also subject to demand, so no guarantees that the 13 month window will always have something available during peak demand. But many people are able to get what they want at many resorts when they book far enough out. Otherwise, at 10 months out, points are points, and the remaining inventory (except presidential reserve) opens up to everyone. Then it doesn't matter if you have a deed, where the deed is at, or if you have CWA. There are plenty of CWA contracts available these days on ebay and through other resellers if you want to buy resale instead of retail.

Thank you. I just didn’t understand why some are listed as deeded. While others are not. I don’t see any Hawaii resorts in the CWA network. Are there any Hawaii resorts available through this program?

Yes, Wyndham Hawaii resorts are available with CWA points. I would not describe the Wyndham’s in Hawaii as resorts though. More like mid-tier condo complexes, apartment style pools and most with no beachfront or view (Shearwater has fantastic views, no beach), and most with no AC. If Hawaii is a prime destination, I would look at Marriott, Westin or Hilton. Fantastic beachfront resorts...

If Hawaii is a primary vacation destination, I would definitely look at Westin’s and Marriott’s. Marriott has fantastic resorts on Oahu (Ko’Olina), Maui (Maui Ocean Club), and Kauai (Kauai Beach Club, Kauai Lagoons and Waiohai Beach Club.). The Westin Ka’anapali resorts on Maui are fabulous as well.

If Hawaii is a primary vacation destination, I would definitely look at Westin’s and Marriott’s. Marriott has fantastic resorts on Oahu (Ko’Olina), Maui (Maui Ocean Club), and Kauai (Kauai Beach Club, Kauai Lagoons and Waiohai Beach Club.). The Westin Ka’anapali resorts on Maui are fabulous as well.

We have booked Wyndham Waikiki Beachwalk three different times. Always at our 10 month window using our Wyndham Smoky points. We booked in January twice and once in the middle of December checking out around December 22nd beating the Christmas rush. Look at the stickies at the top of this thread and find the Wyndham Directory and then Wyndham Waikiki Beachwalk and it shows the point charts. It varies by season/week number, size unit, low floor or high, and whether you stay Friday and Saturday nights (weekends are higher points).

Our Club Wyndham points are deeded at Wyndham Smoky Mountains and Wyndham Grand Desert in Vegas. I can book my home resorts at 13 months out. At 10 months points are points and I can book other than my home resorts. I used to own a small amount of Club Wyndham Access points but got rid of those because I wanted lower maintenance fees.
