Free Tri-ennial week at Coral Sands. The maint. fee is paid up through 2028. Will pay cosing costs. Maintenance fee is about $1200 and you get 22,866 RCI points a year .

As an FYI I believe Palmera requires a $1500 transfer fee. $1000 goes toward future MF's and $500 is paid to management for the transfer.

Should we assume the $1,200 maintenance fee is divide by 3 years so $400/year?

You may want to mention if discounted golfing is part of the ownership benefit.

This is in HHI, correct? You might also want to include a list to the resort's website and, if you've used it primarily for trading, the kind of trades you've gotten with it. The more information you provide, the greater the chances you have of re-homing it. :)

Yes it is in HHI. The maintenance fees are about $400 a year. Thanks for the advice!
Do you pay 1/3 of the maintenance fee annually or do you pay the maintenance fee only in the year of use?

Only in the year of use. Haven't stayed there yet to see what it is like. We just trade for weeks in Fl during cold months through RCI

It sounds like it is triennial in rci points. It gets 1/3 of the points every year and you pay 1/3 of the MF's for the full unit every year which would be $400 per year. You could probably unenroll in rci points and pay the $1200 every 3 years on the use year.

Yes that is correct. I really just want to get rid of it but have tried calling Coral Sands Resort and emailing them and they insist they do not have a deedback program. Has anyone got a good phone number or email that might work?
