I wonder if this new Hilton Club resort will be made available to legacy club owners or only to HGV Max?

The Ka Haku by Hilton Club, a 32-story timeshare tower at the former King’s Village site in Waikiki, as depicted in this rendering, is Hilton Grand Vacations’ first project on Oahu since 2017.

My guess is yes since it is developed by HGV not purchased from someone

Thanks for the update. :)
I don't have access to the article (it's for subscribers only) but originally the plan was a combination tower with HGVC on floors 8 to 19 and Hilton Club on floors 20 to 32.

Here's an old construction video before things were halted with COVID - https://www.pacific-foundation.com/project/cdsm-hilton-kahaku

If it is HGVC and/or HC, then Legacy HGVC/HC should have access per Mark Wang's original comments on HgvMax rollout (if I am remembering correctly). But who knows now when there is pressure to make money by HGV.

The interesting thing I read was some of the structure will be built below sea level and they had to design a waterproof barrier so they could do construction.

Yay more options!

Hope some folks will go there instead of Lagoon!

If only HGVMAX has access, then it will be hard for new owners exchange into existing HGV properties

I think Lagoon will be even more harder to book as Ka Haku will surely be at inflated points chart/value, and there will be many owners looking to stretch their points at Lagoon and other lower points alternatives. Hopefully somewhere else like Big Island, Vegas, or Orlando :).

But it is nice to have options, just wish the point chart was the same across all HGVC properties.

It would be simpler for sure with a standardized points chart, but based on their sales it clear there are plenty of people that willing to pay more for fancier resorts and rooms... The different points profiles allow the program to appeal to different market segments.

It's nice looking and I can imagine excellent value - however, It's not beach adjacent - bunches of beach goers toting their inflatables through the streets of Waikiki. My last "owner's update" the sales rep was pushing this at me - while they weren't "on sale" I questioned his logic, there are several other properties in Waikiki I would rather go to, than this location.

This location is closer to WAIKIKI BEACH which is world's famous and a major attention in Waikiki. II agree I like the Hilton Hawaiian Village better and you don't need to be that close to Waikiki Beach; I walk there almost everyday of my life and past a few nice beaches that are such cloer to the Hilton Hawaiian Village.

While the points aren't standardized across properties in the same location, the open season rates are. I have used this to my advantage to be able to stay at The Hilton Club floors at the top of Elara for the same cash price I would have paid to stay in the "standard" Elara floors. I most recently used this hack to spend part of my annual Waikoloa trip in an ocean front 2-bedroom in Ocean Tower for the same cash price as a 2-bedroom in Kings/Kohala/Bay.

Can all HGV owners and old DRI Club members owners exchange into this resort?

Second question or Will you need to be a HGV/MAX member ?

Just complete an owner update at Lagoon Presentation Center. Confirmed the entire KH resort will be a bHC with an owners lounge / 32:1 HH conversion / 9 month HGVC booking window for all HGVC Legacy owner (non-MAX). Offered a studio Gold season for $50K (8000 points). Completion 2026 Q3.

Glad that it appears Mark Wang is keeping his promise. That is encouraging. I assume that this is coming from a salesperson.

Of course. But I did ask a direct question. And he answered that Legacy members (non-Max) like myself will be able to book at 9 months like most other HGVC resorts.

It is nice to see a new property for HGVC.

FWIW I don't understand the allure of bHC when there are no home resort reservations windows like NYC. You can easily trade in using cheaper club points at 9 months.

I know you don't get 32:1 nor lounge access but IMO with Hilton.com increasing to 140k this is a devaluation of the 32:1 and it will only continue in that direction. I enjoy lounge access in NYC because the weather is often crappy and it is nice to have a third space to gather family. It makes NYC feel more like a second home because the lounge is often social and we enjoy meeting other owners. But not sure this is needed in Waikiki or La Pacifica when you have kitchens in the room.

Perhaps I am not their target demographic for this because I would much rather be at HHV on the beach with a lanai and kitchen.

In general I completely agree. We *love* Liberty Place...but given the lack of a Home Resort Priority window there is no reason to buy there. I just don't know what HGV is thinking...the Home Resort Priority window (and access to the bHC windows at reciprocal locations) is *why* I bought bHC.

That said, (at least to me) Waikiki is different than Charleston or Vegas because I imagine most buyers will spend a week there. So the Home Week reservation window is sufficient for their needs.

If I were to buy a Platinum week studio at Ka Haku I would very much appreciate having a lounge as a 'third space' given their small size and lack of a full kitchen. But I agree the lounge would seldom be used if we had a 2BR or 3BR unit.

Perhaps I am not their target demographic for this because I would much rather be at HHV on the beach with a lanai and kitchen.

All the 1BRs and above have balconies or terraces as do some of the studios. But I agree...we want a beach when we visit Hawaii.
