Considering Gold Point ski season resale

Anyone own here? Are there restrictions on resale owners I should know about before purchasing? Do they have an internal exchange program with the other Breckenridge Grand Vacation Resorts by chance? Anyone know the transfer fee? I have stayed at this resort and like the roominess - 3 bedroom accommodations during ski season are hard and expensive to come by. Thanks! Tracy

Owners can get off season deals at the other bgv properties but not aware of an internal exchange option or program. No resale purchaser restrictions. Strong financials for both hoa groups. I do not recall what the transfer fee was when I bought a few years back, but know it wasn't excessive. Just give them a call. They are very helpful.

I'd suggest buying at Grand Timber Lodge. It's a much better resort and is ski in / ski out.

I Hear you - I do love a ski in / ski out resort, but I'm thinking free or nearly free ski season Grand Timber Lodge 3 bedroom units are not going to come up much - not even sure if they have a 3 bedroom? I stayed at Gold Point in March this year right before everything shut down for Covid - the free shuttle stops right outside of the resort. I'm thinking I would use it to ski every other year in and around Breckenridge and then deposit with II when not using. I like to bring friends and family on ski trips as I find it a lot more fun to ski with a group. These units are very large, the lock off ones accommodate 10 people.

That makes sense. Grand Timber has 3BR's but they are a long way from free. I would get a financial statement on Gold Point and look at the amount of bad debts and how fast they are increasing. You have to be careful with ones like this as fees can spiral up as people quit paying. Grand Timber doesn't have that problem. One thing I look at is how much you can rent the condo for vs. the maintenance fee. If the rent is not quite a bit more than the fees, there's no reason to own it and you're better of just renting. I'd look at that aspect for Gold Point if you haven't already done so.

Just an FYI - As of sometime this month (Oct '21), Gold Point is no longer part of the Breckenridge Grand Vacations "family". As the change is so recent, I'm trying to learn more about how that will impact Gold Point, but as an owner at Grand Timber Lodge, I no longer have access to Gold Point.

This one is a biennial even year usage and he doesn't have a reservation for 2022 so your 2022 maintenance fee will be wasted and you first real year of usage will be 2024.
