CLUB TAHOE 101 — EDUCATIONAL SERIES for owners
Understanding Incline Village Land, Residential Values, and Club Tahoe’s Underlying Real Estate
Educational Purpose
This Club Tahoe 101 material presents publicly available information concerning the Incline Village real estate market for general owner education.
No inference regarding the value of Club Tahoe, any individual Club Tahoe unit or interval, or the merits or outcome of any pending proceeding is intended or should be drawn from the market information presented.
Residential properties and vacant land referenced here are presented solely as general market examples and not as appraisal comparables to Club Tahoe. No representation is made that any referenced property is economically, legally, physically or developmentally comparable to Club Tahoe.
The purpose is simply to help owners understand three different concepts:
1. The resale value of an individual deeded Club Tahoe interval
2. The market value of an individually owned whole condominium or townhome in Incline Village
3. The value of Club Tahoe’s underlying land, buildings, common property and other property rights considered as a whole
These are different valuation questions and should not be assumed to be equivalent.
1. What Does Incline Village Residential Real Estate Look Like in 2026?
Incline Village continues to be a high-value residential real estate market.
According to Zillow, as of June 30, 2026:
• Average Incline Village home value: $1,538,358
• One-year change: +3.3%
• Median sale price: $1,516,667
• Median list price: $1,296,000
• For-sale inventory: 162 properties
These figures cover the broader residential market and should not be interpreted as values for Club Tahoe or an individual Club Tahoe unit.
Source: Zillow, Incline Village Housing Market, data through June 30, 2026.
2. What About Two-Bedroom Condominiums and Townhomes?
Two-bedroom properties provide additional market perspective because they allow us to look at the prices being asked for residential properties of a generally familiar size and configuration.
Again, these are whole individually owned residential properties, not Club Tahoe interval interests.
Current Redfin listings illustrate the range:
• $590,000 — 2 bedrooms / 2 bathrooms / 1,064 sq. ft.
• $599,000 — 2 bedrooms / 2.5 bathrooms / 1,371 sq. ft., including a large loft
• $899,000 — 2 bedrooms / 2.5 bathrooms / 1,412 sq. ft., including an oversized loft
• $925,000 — 2 bedrooms / 2 bathrooms / 1,111 sq. ft.
• $949,000 — 2 bedrooms / 2 bathrooms / 1,111 sq. ft.
• $1,075,000 — 2 bedrooms / 2 bathrooms / 1,089 sq. ft.
• $1,150,000 — 2 bedrooms / 2 bathrooms / 1,162 sq. ft.
• $1,225,000 — 2 bedrooms / 2.5 bathrooms / 1,588 sq. ft.
Redfin currently reports a median listing price of approximately $955,000 for Incline Village condominiums overall.
Actual Sales Provide Additional Perspective
Completed sales are particularly useful because they show actual transactions rather than asking prices.
Recent Zillow records include:
• $640,000 — 2 bedrooms / 2 bathrooms / 1,038 sq. ft., sold July 24, 2026
• $944,000 — 2 bedrooms / 2 bathrooms / 1,008 sq. ft., sold June 25, 2026
These examples demonstrate the range of prices found in the current Incline Village market.
They are market examples only and are not represented as appraisal comparables to Club Tahoe.
3. Why Is Incline Village Land Particularly Interesting?
Buildings and land are separate components of real property.
Buildings age, require maintenance and may depreciate physically. Land presents a different valuation question, particularly in a geographically and environmentally constrained area such as the Lake Tahoe Basin.
The Washoe County Tahoe Area Plan provides important governmental context.
The planning area contained more than 1,400 vacant parcels, but Washoe County reported that approximately:
• 1,164 vacant parcels were publicly owned
• Publicly owned vacant land represented approximately 97% of the vacant acreage
• Only approximately 254 privately owned parcels were classified as vacant
Federal ownership accounted for approximately 64% of vacant acreage and state ownership another 33%.
This does not establish the value of any particular parcel.
It does, however, document that privately owned vacant land represents a relatively limited portion of the area’s vacant land inventory.
Development within the Tahoe Basin is also affected by TRPA and other governmental land-use and environmental requirements.
Relevant considerations can include:
• Zoning
• Allowable coverage
• Development rights
• Environmental limitations
• Slope and topography
• Parcel configuration
• Existing improvements
• Utilities
• Permitted uses
Consequently, the value and development potential of one Incline Village parcel cannot simply be transferred to another.
4. What Physically Exists at Club Tahoe?
Club Tahoe’s official website describes its accommodations as two-bedroom suites with lofts that sleep up to six people.
The accommodations include:
• Two bedrooms
• Two full bathrooms
• Full kitchen
• Living area
• Sleeping loft with two twin beds
• In-unit washer and dryer
• Fireplace
• Private balcony
The Club Tahoe website also identifies common resort amenities including:
• Swimming pool and Jacuzzi
• Tennis courts
• Gym
• Activity center
• Other common facilities and recreational areas
These characteristics tell us something about the physical property.
They do not tell us what the property is worth.
5. An Important Ownership Distinction
The individual condominiums and townhomes shown on Zillow and Redfin generally represent the sale of an entire individually owned residential property.
Club Tahoe has a different ownership structure.
Club Tahoe ownership is divided among multiple deeded interval interests associated with recurring periods of occupancy, subject to the recorded governing documents.
Therefore, it would not be appropriate to look at a $900,000 or $1 million Incline Village townhouse and conclude that a Club Tahoe interval has that value.
Likewise, simply dividing the market value of a whole residential property by the number of interval interests would not constitute a professional valuation of a Club Tahoe interval.
The ownership structures, property rights, marketability, expenses and other relevant considerations are different.
6. Three Different Questions About “Value”
This distinction is perhaps the most important part of the discussion.
A. What Is an Individual Club Tahoe Interval Worth?
That is a question about the specialized resale market for a particular deeded interval.
The resale market may be affected by factors including demand, maintenance fees, assessments, use rights, exchange opportunities, restrictions and other circumstances.
B. What Is a Whole Incline Village Townhome or Condominium Worth?
That is the conventional residential real estate market.
Current Zillow and Redfin information demonstrates that whole two-bedroom residential properties in Incline Village can sell or be offered for prices ranging from the hundreds of thousands of dollars into seven figures, depending upon the particular property.
C. What Is the Club Tahoe Real Estate Worth as a Whole?
That is a third and separate question.
Club Tahoe consists of land, buildings, common property, recreational facilities and whatever other property rights and obligations are established by its title and governing documents.
Its value cannot reliably be determined from either:
the resale price of an individual Club Tahoe interval,
or
the asking or sale price of an individual Incline Village condominium.
A professional valuation of the Club Tahoe property would potentially need to consider:
• Acreage and parcel configuration
• Title and recorded ownership interests
• Buildings and other improvements
• Common property
• Physical condition and deferred maintenance
• Zoning
• TRPA coverage and development rights
• Environmental restrictions
• Permitted uses
• Governing-document restrictions
• Existing obligations and liabilities
• Other factors considered relevant by a qualified independent appraiser
7. What Can We Reasonably Learn From the Market Information?
The publicly available information supports several limited observations.
Incline Village residential real estate has substantial market value.
Zillow reports an average home value of approximately $1.54 million as of June 30, 2026.
Two-bedroom residential properties also have substantial values.
Current listings and recent sales demonstrate prices ranging from the hundreds of thousands into seven figures, depending upon the individual property.
Privately owned vacant land is limited.
Washoe County’s Tahoe Area Plan documents extensive public ownership of vacant acreage and a comparatively limited number of privately owned vacant parcels.
Club Tahoe is improved real property containing residential-style accommodations and common recreational facilities.
Its official website documents two-bedroom/two-bath accommodations with kitchens and lofts as well as pool, tennis, gym and other facilities.
But none of those facts, individually or collectively, establishes a market value for Club Tahoe.
The Educational Takeaway
The resale value of an individual timeshare interval, the market value of an individually owned Incline Village condominium or townhome, and the value of Club Tahoe’s underlying real property involve different valuation considerations and should not be assumed to be equivalent.
A limited resale market for an individual interval does not, by itself, determine the value of the underlying real property.
Conversely, high surrounding residential or land values do not establish the value of Club Tahoe or any individual Club Tahoe interval.
Both sides of that distinction are important.
If owners are ever asked to consider a significant decision concerning the Club Tahoe property, reliable information about the property itself—including an appropriate independent professional valuation—would provide a more meaningful basis for evaluating the real estate than either individual timeshare resale prices or surrounding residential listings alone.
