Club Dues and VSN Fees on Resales

I've searched the forums and I know this topic has been touched on, but I haven't found anyone in the exact same situation.

I own a 2BR Lockoff at Harborside Resort @ Atlantis. It's a developer week and enrolled in Abound/VSN.
This year I purchased a resale 2 BR LO at Westin Kierland that is mandatory and VSN (but not Abound)
I also purchased an additional resale 1 BR EOY at Westin Kierland also enrolled in VSN (but not Abound)
Finally I have a 2BR LO at Westin Riverfront resale that is not enrolled in VSN/Abound

I just received my first bills for the 2 Kierland weeks and I am getting charged the VSN fee but not the Club Fee (and only on the 2BR @ $206.25). I actually prefer the Club Fee (don't like the a la carte VSN fees). I know that my resale weeks cannot be enrolled in Abound (nor do I need them to be). My question for the group is has anyone recently purchased any mandatory resort Vistana resales and been billed the Club Fee annually instead of the VSN fee? I'm considering contacting Resolution Services to see if they can adjust this, but was hoping to get some feedback first.

(This may not be relevant, but my Harborside week is in the process of being transferred to a new owner any day now, new deed is stamped and been with Title Services since August. I haven't gotten the bill yet for 2025 but I assume it has the Club Dues on there like it has for the past few years. This is another reason I'm hesitant to contact Vistana with this issue because I feel like they won't be able to handle the complexity :wall:. I figured I'd wait for the Harborside transfer to complete first).

If you have held on to the enrolled Harborside week, and you could get lucky and not be charged another VSN fee for the newly acquired unenrolled WKV. However, since you are in the process of transferring the Harborside week, and you will no longer own enrolled weeks or Club points, you have almost no chance of only paying the Abound Club fees instead of the VSN fees.

Thanks very much for the reply. I was thinking the same thing, but on the last page of the FAQs page that came with my bill, one of the questions is:

Q: I am a resale Owner, who is enrolled in VSN, do I still have to pay Club Dues?
A: Yes. Whether or not you are eligible to participate in Abound by Marriott Vacations exchange program, you will be
billed Club.


This gave me a glimmer of hope, but I'm sure you're right.

Weeks enrolled in VSN but not in Abound have a different fee structure. They aren't enrolled, enrollment benefits only apply to resale weeks bought before August 2022. The single Club Dues fee without separate a la carte fees is a benefit of Abound enrollment.

This FAQ was written at the time of Abound being launched and applied to mandatory resale owners at that time and thus would be enrolled in Abound.

This is from the last page of the VSN Rules for Mandatory owners. These are 2023 fee rates. You aren't necessarily opting out of Abound here, but your weeks aren't eligible for enrollment based on when you purchased them.

That's exactly what the question is - what is the fee structure post August 2022 and is there any option to opt in to club versus sticking with the VSN fees? I've done several transactions with Vistana weeks at this point and I've seen many errors along the way by the title department. My thought (or hope) was they mistakenly billed me VSN fees instead of Club.

If your week isn't in Abound, then VSN fees apply. The only time they may not apply is if you already have an enrolled mandatory week and are already paying Club Dues. You really shouldn't have to pay Club Dues and VSN Fee. Though I don't know how many people have bought resale weeks in addition to enrolled mandatory that come around TUG all that often.

I posted the fee structure above.

When our Westin mandatory resales we recently bought are transferred, what fees will we have to pay? We will own two mandatory weeks that will not be eligible for Abound. They are still in process.

The chart with the fees is a bit of a shock.

My account with Marriott/Vistana is totally screwed up so my experience may not be of much help to others
I own 2.5 enrolled Vistana weeks
I purchased 4 Vistana mandatory resales which are not enrolled
Last year I just paid Club Dues
This year they billed me Club Dues plus 2 VSN membership fees
Customer service said I should be paying 1 Club Dues and one VSN membership fee--issue has been sent to Resolutions
2.5 enrolled weeks are in one account and all other weeks are in their own accounts--all accounts are linked but not merged
Vistana says that is because they have an IT issue and can not merge entity ownerships at this time (my VOI's are in a trust)
Although they are now billing me for both Club Dues and VSN Membership fees I am not being charged any other VSN fees
