Club Activation Fee

I have a question about the $609 club activation fee. From HGVC it states "$609 per vacation club ownership interest".

For an annual will this be $1218 because it is $609 for even and $609 for the odd ownership?

I know the last time when I had to pay this activation fee, I was charged $250 per ownership interest. It cost $500 for an annual or $250 for an EOY ownership.

Not sure about the EOY, but our recent annual unit was $609.

For an annual, it is $609. If you purchased two EOY (one even and one old), that would be $1218.

Ok thanks. On the estoppel and ROFR it lists annual usage. In the deed it lists a unit for even and a different unit for odd.

That is two different units, so I would expect it to be 2x$609. I know that I have a deed which has two units and I paid 2x activation fee.

Dang HGVC will nickel and dime you any way possible.

I am wondering if HGVC is now wording new deeds like this when you buy direct? It makes no difference to the direct purchaser or HGVC but brings in more money in fees when it is resold.

This was a fairly recent buy from the developer. The seller bought the unit in mid 2018 so has owned unit for about 2 years. Why would HGVC deed it like this when the building is still in sales? My other HGVC deeds bought 10+ years ago show the same unit for annual. Maybe HGVC does it this way on purpose? That way HGVC will get twice the activation fee from the resale owner even though it is an annual unit. That is very sneaky on HGVC part.

Well, I would ask the seller then because whatever happened initially should happen the same in resales (of course, HGVC could apply the rules differently to resales customers). It really depends on how they load the inventory either annual or EOY.
