Never heard of 'em before myself, although a quick glance at their web site suggests that they are in PA and actually have a street address and a phone number. I guess that's at least a start -- but is that closer address the very same address as the seller who contacted you?

Where / how did you learn of them? Why do you want to use them? I see that they also sell timeshares. If you are buying from them are you also obligated to use them for closing? If not, consider getting the closing moved into the hands of a known, objective third party closing company (like the one DeniseM has identified above, for example). I for one am never enthralled by the prospect of seller and closing company potentially just being one and the same people. In such instances "escrow" of funds isn't really "escrow" at all if the seller and closer are just the same people in the same location, merely changing their hats for different parts of the transaction. That may / may not be the case here; I see that they do claim to offer closing services "a la carte". :shrug:

In such a case, even if the seller is paying the closing costs, it's still your purchase money that will go into escrow.
"In house" escrow of purchase funds is comparable to a fox agreeing to "hold onto" the keys to the chicken coop.

Otoh, if it's a very low cost purchase, even legitimate escrow (for which there will be a charge, usually $100 or less) may be unnecessary anyhow, depending upon your personal tolerance for risk. It's ultimately your decision and your call.

Hi, thanks for the tips. It is a $450 cost on my end and seller pays the rest. I will have to dig deeper into this company.
