Hello fellow TUG members,

I am seeking advice regarding the potential change of ownership of one of our Hilton Head Marriott weeks and would like to have a clear understanding of all potential costs we may incur ahead of time. I called Owner Services to ask and they advised that a change of name would be required to the deed and that this is typically handled by a lawyer (understood) but they had no information on any fee Marriott may charge for the name change. We are fairly savvy, so no worries about getting caught up in unscrupulous re-sales. My questions are:
  • Does Marriott charge a fee to change the name on the deed?
  • Seeking lawyer to handle change of ownership in South Carolina. Recommendations appreciated.
  • Anticipated cost for change of ownership?
  • What info should I be sharing with, and obtain from the (potential) new owner?

Use LT Transfers (www.lttransfers.com) for the transaction; I'm sure other tuggers will recommend the same. They can run down all the costs mentioned. They are TUG members, and they provide excellent service at an excellent price. Marriott has a fee for ROFR determination, and I'm fairly certain a fee to change ownership. LTT will be able to give costs, contract template, and let you know what you need from the potential new owner. I've used them 3 times, and they will always be my first choice.

Share the resort and location, purchase price, # of bedrooms, use (yearly or every other year odd/even), fixed or floating week, first use year, maintenance fees, taxes, and confirm no loan balance. For the contract, you'll need the deeded unit # as well.

I would highly recommend LT Transfers. I have used them to buy and also to change deeds when I changed a deed with family on it to a deed with child and their spouse. They are reasonable but above all they get the job done. 5 STAR

For just one week I'd use LTtransfers. I have a lawyer that will do multiples for around the same price total.
