First off I would like to thank this forum and it's members so much. I joined 10 years ago after renting a property off of Airbnb that turned out to be a Wyndham timeshare. After the sales presentation we knew we wanted to get a contract and started to do research. Thanks to recommendations on here we bought a contract off of eBay for next to nothing. You all have been great and we learned so much.

Fast forward ten years and we don't travel as much. The maintenance fees do not make sense to us anymore. I called certified exit this morning and they said my 275k CWA contract qualifies at least for the first step of the process. I am including the email below so anyone who maybe feeling the same way can see the latest information they send to people starting the process. Hopefully it doesn't really take 20 weeks but I guess we shall see.

Dear xxxxx,

This letter is to confirm that you are voluntarily agreeing to participate in the Certified Exit by Wyndham program (“Certified Exit Program”). You understand and agree to the following requirements as we discussed today:

Maintenance Fee: Must be current, and must stay current, until this process has been completed. Maintenance fees paid are non-refundable.

Documentation to return inventory: You understand that you will receive by e-mail and/or mail documentation to return your inventory and these documents must be properly signed, notarized, and returned within the number of days indicated in the documents. Please keep in mind that the sooner the documents are returned, the earlier the transfer process may be completed. Once the documents are received, they will be reviewed for accuracy, if complete then approved, and the cancellation will be completed. Please allow up to 20 weeks for the entire process to be completed internally, not including any additional time it may take for you to return and complete the documents.

Third Party Company Assistance: Wyndham offers the Certified Exit Program directly to qualifying members at no additional cost. You understand that using a third-party to assist with the Certified Exit Program may disqualify your application.

Title Issues: Discrepancies with owner recorded transfers and deeds, issues with chain of title, improperly executed documents, missing documentation (needed to record the deed(s) and/or transfer documents), proof of name change, probate/estate matters, etc., and other changes and/or documents that are required but not received by Wyndham’s title department will delay this process until the proper document(s) is/are received and approved.

Third Party Financial Institution: You understand that you are solely responsible for any and all third-party debts and your participation in this program will not eliminate or reduce any third party debts, which may be due to a credit card company or other financial institutions, including but not limited to PayPal, Barclays, Comenity Bank, Citizens Pay, or any other loan, account, or indebtedness to any credit card company, bank, or lender arising out of or related to your ownership.

Reservations: All current reservations will be canceled and points/credits forfeited. You will be able to keep any secured reservation paid with Resorts Condominiums International (RCI) prior to entering this program.

New Travel reservations during Certified Exit process: If you book a reservation during this process your request to return your inventory may be cancelled. In case you use your points/credits with Wyndham Vacation Resorts, Inc., Wyndham Resort Development Corporation, or Shell Vacations, any of its affiliates, or RCI during this process, the request to return your inventory may be cancelled or interrupted, and you will have to wait until the next use year (once all your points/credits are available again) to requalify and participate in the Certified Exit Program.

Points/Credit usage: Future year's points/credits must be unused, or reservation must be canceled, or point rental option is also available.

Multiple contracts: Each separate contract requires its own acknowledgement. In the event a contract has multiple owners, each owner must sign.

Certified Exit by Wyndham offer: The Certified Exit Program and/or the inventory accepted is subject to change at any time without notice.

For further questions or follow-up, please call us at Wyndham Cares 1-866-434-9046, Monday- Friday 9AM to 7 PM ET.

Kind regards,

That's extremely similar to the verbiage from the three times I've used it (2019, 2023, and 2025). It's good to know it's still basically the same. It also seems from anecdotal data that the near-moratorium they had on accepting CWA contracts starting around a year ago seems to have loosened up in the last couple of months.

Glad to hear another success story, good luck with the certified exit!

Wow so they were not taking back CWA contracts recently? Seems like easy contracts for them to take back and resale as developer points.

For your past experiences did you have any surprises after your initial phone call? I am hoping as long as the MF stay current and I don't touch the points it goes through.

It happened around the time when we first started learning about the upcoming resort closures last summer, so my sense is that the kind of "hold" on accepting CWA back was related to that and/or the swap process - but I've seen more people in the Facebook groups recently saying their CWA contracts were accepted so I'm glad it wasn't a permanent change.

My givebacks were all deeds, and we didn't really have any problems or surprises. The biggest issue is that on one of the deeds in 2023 they put an incorrect middle initial for my husband and we had difficulty getting hold of someone to correct it and send us a corrected version - so after a few weeks we just fixed it in Adobe Acrobat ourselves, then moved forward with printing, notarizing, and mailing it, and it went fine.

Interesting the same dept does both parts for Wyndham. Guess that makes sense. Is yours already completed? If so how did it go?

It's amazing how quick the value of a worldmark ownership dropped. As soon as Wyndham got involved resale prices plummeted. Now owners are paying to exit.

Okay so not too far ahead of me. Have you heard anything since your initial setup call?
Since first email confirming the call about beginning the certified exit, I have not recieved any update. I plan on calling tomorrow to make sure I didn't miss a email to confirm exit process.

Thanks, yeah they told me to call back after 7 days if I haven't heard anything to check the status. Hopefully they get to yours really soon.

So, like 20+ years ago?

My parents just started the exit process. They called on 7/9 and they opted for the DocuSign email instead of by US mail. They received a DocuSign email on 7/31. So we shall see how long it takes from here.

Thanks I appreciate the data point. I opted for email also so hopefully I get a choice for DocuSign but the person on the phone said I would need to print it out.

Also the same wording as the Shell exit letter. Took exactly 20 weeks, and what is the deal with 20 weeks? Seems long.

I agree 20 weeks does seem really long. Maybe if there was a deed problem with the county or something but at least in my case it is just points.

20 weeks for CWA is also very long since there is no deed even involved.

When we got a free CWA from another Tugger, there was no paper or need to print anything. It was all DocuSign. No notary required.

They probably purposely drag it out so the owner (and not them) has to pay more maintenance fees

Beyond having to pay the MFs until CE executes on the deedback, how do they pay to exit? The CE program is free of charge.

Would it make sense for me to update the Sticky Exit thread with these letter templates and such contained in this thread? The Clun Wyndham exit thread feels a bit stale and could likely use an update. I'm thinking I will update the OP in that thread with current info/guidance - does this approach make sense?

EDIT: I just checked the WM forum and I don't see any Sticky Exit thread - would it make sense for me to do the same for that forum?

I think they may be referring to people who attempt to give away their timeshare outside of CE. Most often the "seller" has to pay the transfer fee to find someone willing to take it.

That's correct.
