Cents per RCI point benchmark? What's a 'good deal'?

I've learned so much about TS's the last couple weeks from this forum!

Is 0.01 cents CAD (0.007 USD) per RCI point considered a decent deal? I've got my eyes on a Grandview unit, seller pays all costs and maintenace paid up for 2023 (points, 61K annual)

Is it a 1 bedroom worth 61K or a 2 bedroom? If it’s the 2 bedroom worth 61K RUN

I think you have a decimal placing error. Generally, those Grandview RCI Point units are a better-than-average point/MF deal. We consider a 'good deal' less that a US cent-a-point MF cost. You do the US/CAD conversion.

I can see why you'd think that looking at my explanation - I mean 1 cent CAD, 7/10th of a cent USD

That's a little low. My last maintenance fee with taxes was a little over $1000. VV is consistent with their fees. A 1 bedroom is half a 2 bedroom regardless of where it's located. So, if it's a 1 bedroom the maintenance fee with taxes will be a little over $500.
