We just returned from a getaway at the Oceanaire in Va. Beach. We did a 60 min presentation with Gold Key resorts while there for a $90 certificate( which we used for a wonderful meal at Catch 31). During the presentation, we were informed that the Historic Cavalier will reopen in 2016 as a 5 star member of the Marriott Autograph Collection. It will have 90 guest rms,an onsite bourbon distillery, ballrm, and a world class restaurant. There will also be an additional 85 homes, cottages and bungalows. Cavalier's sister hotel will be rebuilt and called the Oceanfront Marriott Hotel, which will open in 2017. We walked over to check it out. They have definitely begun the work on it. Have any of you heard about any of this? I was surprised to see Gold Key affiliated with Marriott. Gold Key also bought out Barrier Island in Kitty Hawk and are building a new resort called Beachwood. I wish Marriott would have gotten involved there.

About the old Cavalier joining Autograph Collection: http://www.goldkeyphr.com/news/2014...epted-to-national-register-of-historic-places

About the old oceanfront hotel being demolished to make way for a Marriott (includes video): http://wavy.com/2015/04/27/demolition-begins-at-cavalier-oceanfront-hotel/

Seems like perfect place to add Marriott Vacation Club inventory — especially with an opportunity to add new, purpose-built villas that meet the expectations of Marriott Vacation Club members.

Thank you for the videos. Looking forward to what will happen, since it is so close to me.

I agree. The North End is a great location. Just a short block north of Boardwalk, on a beach area favored by locals and close to First Landing State Park. This is good for marriott and marriott customers but it's great for Va. Beach and the North End. I was originally skeptical of the redevelopment plans for that property (having stayed in a worn out Old Cavalier ~ 15 years ago) but not anymore. I had not followed the story closely enough to know who was involved. Knowing that Marriott and Gold Key are involved is encouraging.

Gold Key is a good company and has their own timeshare business (even though not on par w/MVC) so I think it unlikely they would welcome MVC competition into their own hotel.

It all depends on whether Marriott Vacation Club would be competition or a business partner.

Marriott Vacations Worldwide is pursuing an asset-light strategy of letting other companies build new Marriott Vacation Club properties.

Gold Key | PHR clearly sees value in affiliating with Marriott International for its historic property (to join Autograph Collection) and its new oceanfront hotel (to be branded Marriott).

Gold Key | PHR may also see value in affiliating any new timeshare units at the Cavalier complex with Marriott Vacations Worldwide. The property could then be sold as points through a global sales network instead of being sold locally as a traditional timeshare, with Gold Key | PHR potentially seeing a much faster return on its investment.

I'm not predicting anything. It's probably just wishful thinking on my part. But I wouldn't rule out Marriott Vacation Club at the Cavalier entirely.

Well, I certainly don't know how all that works but I sure think it would be a nice location. Maybe with the DC you could split between Va. Beach and Williamsburg. Two very different types of vacation all in one week.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
Goldkey also owns/manages two Hilton brand hotels and a Ramada.

On the update I attended -and his lips were moving so I don't know how much is true, I was told that the city of Virginia Beach does not like timeshares and they make much more tax revenue from hotels. He said that Marriott and others had approach the city in the past about building a TS but the city said no. The only reason Gold key got the go ahead was because they were a local Virginia Beach company and even they wanted to build more but was told that what they had was all they were getting. The Hilton Garden Inn that was build next to OBC and Oceanaire was originally supposed to be another phase of the TS but they could not get anything other than a hotel approved ocean front.

You are so right the sale persons lips were moving about the City of Virginia opposing TS. The only tax revenue the city would lose is the hotel tax.

Your right, you never know. Like most city councils Va. Beach is all about the tax base. But I remember years ago during construction of Barony Beach Club being told that Hilton Head would not approve any more timeshare on the island. I don't doubt that there was at least a desire or movement to limit timeshare But the only thing more uncertain than the weather is a city councils determination.

Another point the presenter made "as his lips were moving" was that Ocean Key was preparing to change to the point system. How this will affect MVC and what is presently being built will be interesting.

The site on mapquest: http://mapq.st/1OGW9iR

So the Cavalier Grand Hotel that will be part of the Autograph Collection is across Atlantic Ave. from what will be the Marriott Oceanfront Hotel, and there will be residences (homes, cottages, bungalows) built on the grounds surrounding the Grand?

It's sort of confusing but it gives Marriott Vacations Worldwide lots of options for the Explorer Collection as well as DC Trust conveyances similar to what they're doing at the Mayflower. And, maybe residence use if they implement what was mentioned in that survey a few months back?

On the site there's also the Cavalier Beach Club adjacent to the hotel on the ocean side, but I can't figure out if that's part of this re-development or not. Is that the "Ocean Key" you mentioned, Traveling Fool?

The redevelopment encompasses everything Cavalier. The entire site on the beachside of Atlantic Ave (New Cavalier) has been demolished and is part of the redevelopment. The Old (Historic) hotel on the hill is completely gutted. If the Old hotel maintains a footprint on the beachside it would likely be some minor facilities but I would guess they would just have right to use agreement with the new Marriott hotel. Either way everything beachside will be new. Both old and new were owned by a family for many many years but they really let them run down in recent years.
I think Ocean Key was meant to read Gold Key as in Gold Key | PHR Resorts. As mentioned they have 4 timeshare developments in Va Beach and one in Outer Banks along with some hotels. None of their Va Beach properties are adjacent to the Cavalier. They have traditionally sold weeks but are reportedly going to announce a transition to a points system.

I concur with Fairwinds. As I said, it will be interesting to see how this all unfolds, and what exactly will be the business relationship between Ocean Key and Marriott.
