Resorts Owned
The Beach Club at St. Augustine Beach, FL (1 floating week, purchased in 1982)

formerly 77,000 RCI points (Sunrise Ridge Resort, TN) Title Transferred back to Hilton completed 7/20/26
We owned a Diamond Resort, Sunrise Ridge in Pigeon Forge TN, that was purchased by Hilton last winter. Hilton brought in Lemonjuice Solutions to manage the resort and told the owners back in the spring they werent sure of it's future. Looks like it has now been decided and Capital will be the new owners as of October 1st.
This is the email sent to owners (we are now former owners but appear to still be on the mailing list). Glad we are out!

Dear Sunrise Ridge Owners,

Re: Transition of Sunrise Ridge to Capital Vacations

We are pleased to confirm that Capital Vacations will take over management and operations of Sunrise Ridge on October 1, 2026. Its team brings experience, resources, and a commitment to serving Sunrise Ridge Owners.

Until this transition, please continue using the current procedures for reservations, payments, and owner services unless you receive written instructions advising otherwise. Additional information will be provided by Capital Vacation on October 1st.

Your ownership remains important to Lemonjuice Solutions. With many owners choosing to end their involvement with the resort, this change will help provide greater long-term stability for your Association. Any owner already in process of deeding back their intervals to the resort must return their outstanding paperwork within 14 days. Failure to do so could result in the offer being revoked. The offer to surrender ownership has been discontinued, all remaining owners will be managed by Capital Vacations, and future communications on all policies will be set the Board of Directors.

Thank you for your continued ownership at Sunrise Ridge. We appreciate your patience and cooperation. Capital Vacations will be sharing further updates and benefits with you soon.

Beginning October 1st, please direct all phone calls to Capital Vacations Owner Services at 844-565-2774, Monday-Friday, 9am to 8pm ET. If you have already completed your transition paperwork, please disregard.

Sincerely,

Jeffrey Ingram
Sr Vice President
Lemonjuice Solutions

Yeah, this is the gotcha lines....

Since the timeshare owners actually own the resort wouldn’t that mean Capital is just the new management company and not a buyer of the property?

You would think the owners would have had some say in the matter! Maybe so many, like us, opted for a title transfer Hilton felt it wasnt necessary. Owners are still owners -no matter how many of them are left.

Yes, we were originally given until June 30th to decide which of the 3 options we wanted, then that was extended until July 31st. We sent Hilton our request for a title transfer 2 days after receiving the offer back in April. Ours is complete and we have email confirmation of the title transfer, but still waiting on hard copies they said would be sent by snail mail within 30 days -that was in mid-July!

I suppose it depends how many intervals got surrendered. If Capital owns more than 50% of the intervals they can probably reasonably do what they want.

Our 2 bedroom unit was in one of those 'pods' in the lower part of the photo in that article. We never stayed there but 'toured' it a few years after acquiring it from the old folks. When we stayed in Pigeon Forge (12-15? yrs ago) I booked a 1 bedroom unit in the Oakmont Resort right near the main drag, a much more convenient location, and it cost a way less points than staying up the hill.

The Sunrise Ridge units looked tired then and I kept reading that after Diamond bought the resort they never did any improvements beyond the absolute necessary but they kept raising our maintenance fees.

From that article "Capital Vacations will establish a sales preview center at Sunrise Ridge Resort and plans to make improvements to unit interiors, landscaping, and the overall resort in the coming months". I wonder how much higher the maintenance fees will go or if there will be a special assessment. I am glad we did the title transfer back to Hilton, I guess Capital will eventually try to find some poor unsuspecting folks to pay many thousands for the unit we got for free.

Now today we got an email from Capital Vacations welcoming us and containing our new owner ID and log-in information to get into the owner portal!
I replied with a copy of the confirmation of our title transfer completion and cancellation of our account.

Between Hilton, Lemonjuice and now Capital Resorts, I dont think anybody knows what anybody else is doing!

Worse, Capital Vacations hyenas will, if following their customary and usual m.o., utilize their new access to set up shop on site and very aggressively peddle their program of “convert your deed to our internal points” razzamattaz (for additional thousands of dollars, of course). Remaining deeded owners will be heavily pressured to surrender their deeds in order to “take advantage” of this “opportunity”. Sadly, some will do so, surely to their later deep regret. :(

Pity the poor T/S owners - Capital can't even send a simple email without mis-spelling their own name" Capital Vacation" vs. correct "Capital Vacations", (2nd paragraph) and "future communications on all policies will be set the Board of Directors." Do they mean to say "sent by...."? Really amateurish business communication. Not confidence-inspiring at all!

They'll take back ts units to gain control of boards and then when resort fights back and fires them they'll stop paying maintenance fees.
