Capistrano Surfside inn and Grand Pacific Resorts sale

Hello everyone,

I spoke with a salesman offering me a timeshare at the Capistrano Surfside inn because some owners had to give up their ownership for different reasons. He said that they had the options of buying into:
1) $2k buy in and $860 MF for a 1 bed
2)$2500 buy in and $940MF for a 2 bed
There's the ability to use the Grand pacific exchange and for $200 to exchange for another week in the system.
You can also exchange into other places with the other usual exchanges (rci).

I just want to know if I'm missing anything important. Like resort issues, maintenance fee issues, price too high etc

Any help is appreciated. Thanks!

Make sure you know what season you’re getting unless it is just for exchange.

I am not an owner at Capistrano Surfside Inn, but I have stayed at the Rivera Shores Resort right next door. I also own at San Clemente Cove, which is also managed by Grand Pacific Resorts. Also, some of the personnel at Capistrano also cross-work at the Cove. The staff at both are very nice and knowledgeable.

I think that Capistrano is better than Rivera Shores in terms of how the timeshare is managed and also how the building/rooms were built. The oceanviews are very nice at both. However, the problem with both resorts is their location. They are built against a huge retaining wall to prevent the hillside from falling onto the buildings. I have been told that eventually these resorts will no longer be viable because of the hillside. Whether that is 50 years or 100 years or 200 years, I do not know, but this was a major concern for me, especially, as once you purchase a timeshare, they are hard to sell and really, meant to be passed onto heirs.

The nice thing about Capistrano is they do have 2-bedroom condos, which are hard to find in Southern California timeshares. I believe that Capistrano has a floating summer season and a winter season, so make sure that you purchase the summer season.

Here’s another gotcha if you exchange, in addition to the exchange fee, you also pay the daily resort fee at the place you exchange in to, no break for GPX owners.

I used to own a GPX unit but I gave it away, bought it for $5 on eBay. They used to have good deals on Bonus weeks but the cash price went way up, you can still get a few deals off season but it wasn’t enough for me to keep.

For about the same MF, you can get a unit at the Riviera Beach and Spa for free..... see the thread below

If you want to own Grand Pacific why not just buy a Grand Pacific Palisades resale for cheap? The MF’s are higher but you are getting a better product I’ve stayed at Capistrano Surfside Inn and I prefer almost all Grand Pacific properties over that place. IMHO

You can get the same thing for $1 - $500. if you buy on the Tug marketplace or on Ebay. Do you want to use that resort? When I owned there, GPR wasn't managing it. The good thing about having GPR as a manager is that they spend a lot of money to keeps things nice. That also means a lot more MFs. Often, a timeshare will have GPR manage their resort for a few years and then they fire GPR because they charge too much.

If your actual goal is to have GPX, you need to buy one of the resort that GPR owns. Otherwise, as soon as your resort fires GPR as manager, you'll lose access to their trading company.

Sorry I didn't get back sooner to you because the website didn't forward me any notifications so I just checked this morning. Looks like I'm not going to be buying into the place right now so thank you all for giving me great advice!
