Cant decide downsize or up size points

With the recent increase in MF and more importantly the increase in the program fee I feel like I need to either get more low cost MF points or downsize. I have been a Wyndham member since 2005 so a total break away feels like a a divorce. But I divorced Marriott over the points skim and HGVC when the MF on the south west florida resorts got too high so I gues it not that big a deal.

Somehow when I bought resale back in 2005 I got the Gold VIP Status transferred to me. It was of no use to me since I booked two bedroom units in prime school break periods at the 10 month mark. I never once got upgraded or anyhting specical so the first time I downsized I lost the status. My life has changed and kids are grown so maybe that status would be better now but thats water under the bridge. I will always be a resale guy and would never want to make the commitment/purchase to get that status back

I see lot of Wyndham rentals inside the 60 day period renting between 4.50 to 7.00 per 1000 on multiple websites. I assume that those are VIP's renting with discounted points. I have always been a long term planner but maybe I should change that idea.

My current all in cost including program fee is 5.48. per 1000

Option 1
If I purchased more resale points and got rid of my Higher MF points I could probably get that down to the 4.50 to 4.85 range. My Canterbury points help to keep that average down. But even at that rate it will take me 5 years to recoup the puchase and closing cost to get cheaper points.

Options 2
If I down size my all in cost goes up to 5.54 per 1000 because of the program fee but my commitment to the program is small, I still have access, and I can rent from VIP if I need anything else.

Option 3
Get rid of all my Wyndham points and find a friendly VIP to handle all my Wyndham rentals. I usually book pretty far out so not sure if the VIP's like to handle that kind of rental business becaue they dont get the points discount.

Given your location Jim, do you ever travel in TX itself? If so you may want to consider purchasing a low Worldmark point property instead. There seems to almost always be Inventory Specials at 2 of the 4 WM properties in Texas, Hunt and Marble Falls. Both are excellent wine weekend destinations from our TX residences. Since Austin is co-branded and Wyndham has more inventory you are good there, and with WM there is an opportunity for New Braunfels. Plus there are other locations for WM usage.

I never owned Marriott, first because it was too long into the weeks program, and then also because the skim. I own Hilton and Wyndham, but would actually like a 5K to 10K WM point package for use with Monday Madness and Inventory Specials. I would keep my VIP Platinum Wyndham, as I usually book during discount/upgrade seasons, but I might jettison the added resale contract points that are not counting towards by VIPP. I might consider shedding the Hilton account.

Just trying to balance ownership with usage.

I agree on the pricing for rentals at 60 day mark. I just sold my last 2 Wyndham deeds and looking at other options. I will rent as needed it works best for my situation.

One of the vary reason why I do NOT rent my points out on TUG.

Hi Sandy,
My two sons are in school in Austin so I lease a two bedroom condo there and I also pay for an apartment in college station for my daughter. The condo in Austin cost me more than my mortgage in DFW. I only travel in Texas to visit my kids and for business. I prefer to vacation in the Caribbean, Mexico, Florida , California, Hawaii, NYC, or the mountains. We did San Antonio, the hill country , New Braunfels, etc when the kids were younger. We are looking at moving to Lake Tahoe this summer so I am looking forward to exploring the west coast. I did book a two bedroom presidential at Wyndham Ausin for UT graduation weekend this year. I cant wait for that Austin lease to end in May.

Depending on how close you are to 1.4M and what the Founders benefits are, it might make sense for you to stay with Club Wyndham because on the brochure it says they are adding WorldMark discounts to the Founders level. If they get rid of the BS $99 Club Pass fee and those discounts are 50% off with unlimited HK, it might make more sense for you to upgrade to Founders. Monday Madness, Bonus Time and Inventory Specials are only discounted by about 25%.

Thanks, @paxsarah. Forgot about that being there, likely because it's listed as a rotating benefit rather than a full time one. Kind of wonder if it will be more than the inventory management type of discounts they do regularly for low season resorts, but not enough to buy the additional retail points.

No way I am purchasing 400K from directly from Wyndham. I have only ever purchased 160K from them, and I didn't like that price nearly 13 years ago when I went to Platinum with a combo of equity trade, fixed weeks conversions and 2 PIC contracts. I am sure I will like it less now.

@jjking42 I'm not a Wyndham Veteran, but it seems like you need to really decide how you plan to vacation before deciding.
Personally, I have not seen many "cheap" rentals that work for my family (but I don't really search that hard since becoming an owner).
It doesn't sound like your current ownership is out of line for your budget, but that you are upset that your total MF is not as low as possible?
I have also looked at how to lower my MF by switching out to some lower-cost properties, but for the sales I have seen the break-even as more than 5 years. For me I want to make sure I have enough points for my current reservations, therefore I could not give back (Ovations) the high MF property before the new resale is transferred. Given Wyndham's transfer times, there would be several months in which I am payer higher total MF.
The one piece I did not quantify is the resale value of a lower MF property.

I agree I looked at the what it would cost in closing fees and resale purchase price to lower the MF and the payback is longer than 5 years. If I can get the payback to 5 years or less I would do it but those low MF locations are usually not free.
