Cancel Wyndham Vacation club

Hello,

I became a Wyndham Vacation Owner on Sept. 2015. After researching, and trying to book a vacation with either my points or with a certificate I was given I notice that the points purchased (120,000 according to the salesman this should be enough for a 7 day stay in a quality Wyndham property). After calling, sending emails, and text messages (none have been responded by the Hotel, Wyndham club, or the salesman), and noticing that my points are not enough for a week stay, I would like to cancel my membership. I have not used anything, nor have I payed anything. Can anyone offer advice on what I need to do, who should I call, and where should I send my written cancellation? I have a bunch of documents but there are so numerous with many complicated legal terms that I don't know where to start. Thanks.

Sadly since you bought 2 months ago its likely you are out of your legal rescission period and have no real way to cancel short of stopping payment and suffering the consequences of the financial default.

you can certainly make an attempt to legally rescind, the instructions will be in your sales contract where to mail the signed letter, but if you are outside your window they are under no obligation to let you out...its merely up to you to convince them to let you do so.

Definitely a shame you didnt find us sooner, you could have easily rescinded and bought the exact same number of points for pennies on the dollar in the resale market.

What about selling my timeshare

What would I need to do to legally sell my Timeshare? I have heard of scams on buying/selling. Can anyone recommend legitimate, legal way for me to sell my timeshare. Thanks.

What he means is its unlikely you're going to find someone to buy it for what you owe. If you look at the marketplace here or completed sales on eBay, you'll see most Wyndham points contracts sold for between $1 and $500 dollars.

In the "Bargain Deals" section you'll see 154,000 points being given away right now for the $299 transfer fee.

sadly if you just bought a few months ago, it means you likely still have the full balance of the loan you took out to pay for the timeshare.

since the sale price in the resale market is anywhere between 0 and 10% of hte original purchase price, you would have to pay off the loan before you could even give it away.

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
You likely owe in the $18,000-$25,000 range for your points package. The resale value for a 120,000 package is in the $500 or under range. Depending on where you bought the legal right to cancel the transaction completely was 2-10 days. At this point you can't cancel. You can pay for what you now own or you can default on the loan.

Didn't you pay a deposit, when you signed the contract? Or agree for the deposit to be charged to your credit card?

Please understand TUG is made up of fellow timeshare owners ... Most of us discovered that we KNEW NOTHING about what we brought when we brought it.

Some got conned, lied to, deceived, hood-winked and then taken for REAL money (thousands of dollars) for an ownership which was NOT the dreamy picture SOLD to us by the sales staff.

Look around the world wide web and ... whine about being taken ... and get the 2nd round of more sales people (upgrade you to WHAT you need or should have brought), con artists (got a buyer or renter who wants to buy or rent your timeshare ... just pay us an upfront commission or is it a demand for upfront fees) and thieving "lawyers" who have gotten millions of dollars back due to fraud or illegal contracts ... just pay a deposit/upfront fee of $5,000).

So ... stay to learn here for free HOW to use your timeshare ... or come back after you spent another $10,000 to dump it via the above "great" salvation specialists.

Wyndham offers a credit card (Rewards Credit Card) which has a HIGH i rate where the deposit is "hidden" ... sign for by this buyer... earning Wyndham Reward points... for like hotel rooms and air fares... after you earn 400,000 (made up number by me) Reward points.

So in SOON, OP will get his credit card bill for his deposit with 18.9% or higher interest rate for the DOWN PAYMENT.

Smoke and mirrors ... no bills til 60 days after signing all the paperwork.

one thing to remember new guy is differnet places has different MF cost per 1,000 points.. I suggest you READ the wyndham forms for the next couple days and learn about what you paid an arm and leg for.

Ouch! Let's go easy on the guy, Timesharing for 30 odd years and I am still getting hoodwinked( almost) thank goodness my DH is a more reluctant convert. We make a good pair of travelers, and I promise no more timeshares.....just the last one bought in October, not for trade, rent, or anything but for our use! Not even going to say where!��

Ive never bought from Wyn, only resale. Your member number is established with your first purchase, regardless of where it's from.

Its OK.. Do not feel bad . Best advice is to pay your timeshare as agreed, enjoy your vacation annually . Travel off season and 1 week will be in many resorts 120k or less for 1 bedroom. Also notice that you get to join RCI for free and RCI has $209 7 days weeks resorts all over USA and I believe overseas as well which is amazing(NO POINTS needed). Don't feel bad at the end if you like vacations and like the point system you will do OK. Pay you monthly agreement and if you can pay a little bit more so you can pay the TS earlier. Pay maintenance per month or to save some money pay at once in january. Enjoy your timeshare million of people has bought just like you and they still own them and enjoy it.

Just trying to show how he/she can get points they need to actually use the product they bought.. Now that he is on the hook for the deal mayaswell figure how to use it and getting more points resale is the best way.

He was "hoodwinked" already.. now we are trying to, or at least I am, trying to help this fellow out with how to get enough points to have fun with this product..

I totally agree with this and want to add..

NEVER buy something you have not at least done SOME research on or at least go online after you buy it before too many days has passed to see what is up.. just like you finally found this site when you looked but too late to be of help with cancelling the contract..
