Recently I learned that somebody rented a 2BR lockoff from an Owner at our resort.
Subsequently the renter posted an ad offering the the 1BR portion for rent to a 3rd party.

Have you ever heard of that happening? If so, how is that possible? I mean how would he be able to transfer the 1BR to the 3rd party's name?

They really don't have to transfer anything if they are also at the resort. They just meet them "by the pool" with the keys.

The resort will not formally transfer a reservation to a 3rd party, without the owner's permission.

In my rental terms, I stipulate that only the person on the reservation can occupy the unit and that they may not transfer it to a 3rd party.

It wouldn't be a wise thing to do, because the 2nd party's credit card would be on the unit and if the 3rd party trashed it - the 2nd party would be charged.

However, it is possible that the owner agreed to let the 2nd party advertise it for rent, if they were trying to back out of the rental.

Interesting.
I was thinking about the credit card situation & wondering how they wld straighten that out if they they did the "key exchange by the pool" thing.

Wouldn't the keys for the lockoff portion be coded the same as for the one bedroom portion? So the 3rd party would have access to the 2nd party's room, and vice versa.

You can have multiple credit cards associated to one villa. I've done it. Provide 2 cards with different names to the check-in people and it goes in the system differently. As long as you provide the villa number and name together, it works. At the end of the week, everything was charged properly.

I'm not saying that makes the 3rd party rental OK, just saying.

This would be one of my concerns as well, although I have never asked the front desk to key the sides differently. Maybe they would if you asked, but I wouldn't want to take the chance.

I would NEVER want to share a reservation with strangers. Too many unknowns.

When I rent my units I often rent to two couples who do exactly what is being discussed with the credit cards, even though I only add one name to the reservation so they do allow 3rd parites to add CC numbers to rooms. And they can key code the doors differently easily as they have to when units are split.
