Hi! I am looking into purchasing wyndham points on resale market. Are there any ways to keep VIP? Any things I should ask or look out for? How about safety wise? What's the usual closing fees and time frame? Any advice or insight would be appreciated!

You can't achieve VIP on the resale market, unless it transfers from a family member who is VIP.

Transfer fee is 299. Closing depends on the closing agent, 150-300 is a good range.

VIP doesn't transfer unless the points are passed down or inherited from a parent. It is spelled out in the Wyndham directory. I am sure Wyndham has safe guards in place and scrutinizes all VIP transfers. Closing costs vary and the Wyndham transfer fee is fixed at $299 per contract. Transfer timeframe is about 8 weeks.

You need to use a reputable TS Title company, and get an estoppel up front.

Suggestion: On the Advice Page (linked top of page) there are several good articles about how to buy resale - that would be a good place for you to start.

Yes - they are Tuggers, and very popular here - efficient and inexpensive.

Oh that's great! Thank you! Can someone who has done this tell me what the normal process is? She mentioned an escrow option but it being more expensive. Do you normally pay everything up front to the seller? How do you protect yourself?

LT Transfer, as Denise said, is highly reputable and can talk you through the process. I recommend giving them a call. Normal sequence is to put together the Purchase Agreement, which will spell out terms (who pays what, maintenance fees, use of points, etc.) and then you'll make payment of either earnest money (until deed paperwork is submitted) or the full amount (depending upon amount, you may or may not want to use escrow). Once the deed has been signed, notarized, filed with the county, etc, the paperwork is then sent to Wyndham Title so that they can recognize the transfer of ownership and (in the case of a new owner) set up a new member account for you. From the time Wyndham receives the deed paperwork it can take up to 8 weeks for them to recognize the transfer of ownership.
