Buying Resale Deed and then Sell Retail Deed

Has anyone bought a resale deed on HGVMax and then sold their retail deed? Can this be done?

Has anyone bought a resale deed on HGVMax and then sold their retail deed? Can this be done?

I'm not clear on the question, but is this it: Bought enough resale to have HGVMax. Then buy some resale and then sell the original retail and keep Max?

Is that the gist of the question, or something else? I don't know the answer, but just wanted to clarify in case I'm not the only one not clear.

Like @brp I'm not sure what you are asking.

Many people have bought resale HGVC deeds. Buying resale deeds doesn't give you HGVMax.

Some HGVMax owners have bought retail deeds...but relatively few since Max is a fairly new product.

And anyone can sell their HGVC deed, retail or resale (assuming it is paid off).

That's correct, Can i buy a resale deed to lower my MF and then sell my Retail Deed and keep HGVMAX

I have HGVMax, and wondering if there would be any reprcussions of selling my high MF deed, and adding a resale deed with lower MF?

If you sold your only deed(s) which allowed HGVMax then per the rules you would revert to Legacy HGVC. But we don't know of anyone who has done that. So not sure how HGV IT has implemented it.

So adding a HGX Max resale deed and then selling my retail one has never been done? Im guessing everyone would advise against that?

On the contrary, many here (myself included) would feel that HGVMax has very little value and reducing the MF burden (even at the cost of losing HGVMax) would be worth it. Some do value HGVMax, though.

Yes, of course that would work but your account should then be only HGVC or Legacy HGVC if you added resale HGVC deed(s). If you added HVC trust points then you would be in that system with very restricted resale.

btw, the person who purchases your retail HgvMax HGVC deed would also be in HGVC only or Legacy HGVC.

If you buy on the HGVC side, you would have access to the HGVC properties whether you have MAX or not. You would lose access to the other HVC (DRI) properties in this case. Then it's a question of how important that is to you.

Not to my understanding. It would be tied to your retail deed and would go away if you sold it.

This is from the HGVC rules:

HGV Max benefits are available upon qualification and cease immediately upon disqualification.
HGV Max benefits are personal to the member and may not be transferred, sold or used for any
commercial purpose. HGV Max benefits are non-transferable and may not be bartered, sold or
exchanged, provided such restrictions do not apply to any person acquiring an ownership interest through
inheritance or gift from an immediate family member.

You need to look at the resorts that are HGVC only and make sure that you would be happy primarily staying in those resorts. If you sell the only deed you have that came with MAX exchange benefits, any resorts that are on the HVC/Former Diamond side would go away. Any "benefits" you use from the MAX exchange program, such as no booking fees or whatever would also go away. This is a personal answer that can only be determined by you based on your usage of the MAX exchange program, which resorts you want to visit and your financial goals.
Alternatives to MAX:
1- Booking in RCI
2- Renting from other TS owners
3- Paying to join MAX with a resell deed, which I hear is around $10,000 but who knows and honestly, if you have already bought MAX once, do not go buy it again.
