Hello. Considering buying a timeshare. What are the top factors I need to consider to help narrow down what chain I want to buy from? Thank you very much.

This is a very complex question that no one can answer properly without more context. The only real answer currently is: don't buy retail from any of them. You might want to take a look at this thread and try a post in that section.

You've been a guest here for 11 years. What are your understandings and impressions of timeshare resorts or chains you've experienced?

Nosy me, I looked through your earlier posts. It looks like you are most attracted to the hotel-branded TSs. Like Marriott, Sheraton, etc. If that's the level of luxury you want, look for a resale in one of those chains. You are unlikely to find those in the bargain basement, but as long as it doesn't break your personal spending limit, go for it. There are comparative bargain deals out there.

OP: You may also want to learn about (and potentially consider) a resale market purchase at an "independent" timeshare property (i.e., one having no affiliation with any chain), if there are independent resorts with week(s), either fixed or flex, available for resale purchase in your particular geographic area of interest. However, If you are bound and determined to buy into a "chain", follow the good advice from Volkyro and do so only in the resale market, never directly from a developer, where you would grossly overpay. Good luck.

My advice? Rent where you may be interested in going. Maybe rent a few different rentals over a couple of years.

Renting gives you a chance to test drive a particular Resort or location and may strike your fancy! And you may get a rental that you don't like at all and it will cause you to cross that Resort off of your potential buy list. Go for the test drive!

Always buy resale!

Renting gives you a chance to test drive a particular Resort or location and may strike your fancy! And you may get a rental that you don't like at all and it will cause you to cross that Resort off of your potential buy list. Go for the test drive!

Always buy resale!
OP has been on TUG for 11 years- renting.

Where would you like to vacation next? Rent that from an owner on TUG, Redweek, go-koala.com
See if you actually like the resort, the unit, the destination.

Very generally:
  • if you like the Marriott locations, buy a resale week at a Marriott resort. If you are willing to learn to Exchange via Interval International, ask about which resorts are good for trading. Once you ask about this, people will recommend which ones.
  • if you like the Sheraton/Westin locations, buy a resale week at a Sheraton or Westin resort. Once you ask about this, people will ask if you want to book the Sheraton / Westin directly, or whether you are willing to Exchange via II. Then they'll recommend which resorts.
  • If you want access to 90+ resorts without ever having to learn to trade, look into WorldMark.
