Buying HGV Club property on second hand market - what to know

We are looking into purchasing a HGVC property and adding to our points. What do we need to watch out for. If we purchase on the secondary market, can we combine our existing points we currently with any associated with the purchase of another property?

Also, I thought I read somewhere that if we purchase a property not from HGV that those points will not go toward the next higher level, say elete. Is this true or not.

Are your existing points with HGVC? Each system (HGVC, Marriott, Vistana) is a totally different company, with no cross trading.

Yes, they don't count towards Elite. Most here feel that Elite is not worth the added cost.

The points will combine in Club Season. The exception is the premium locations that are represented as "By Hilton Club" points. These are New York and District locations. They may well combine with each other, and they can certainly be used as "regular" Club Points. But the converse is not true: regular Club Points can not be used for By Hilton club properties during Club Reservation period.

Those are some of the basics for your questions.

Thanks. We own 2 different weeks at Park City (HGVC) and love it out there - why we purchased them. We are just thinking of adding more points....just wish we could add more vacation time at work!

If they are deeded the same as your Sunrise Lodge property, then they will be added to your same account. I would suggest using one of the HGVC brokers recommended here on TUG.

If you buy resale from a 3-party, it won’t count toward elite. If you buy resale from a HGVC such as an affiliate property, then that will count towards elite.

Yes, make sure you deed the new purchase exactly the same as your existing ownership. Otherwise, they will not automatically be added to your existing account.

I added to my HGVC account by purchasing at an affiliate.
We made sure to use the same names on the deed as the first.
When I enrolled it, HGVC automatically added it to my account.
... We gave them our existing membership number.

- Home Week Reservation period
- Home Resort Reservation period

The Club Reservation period for the “By Hilton Club” properties start 44 days before checkout. Regular Club Points can be used to book the By Hilton Club properties at the 44 day mark.

I think you meant Regular Club Points cannot be used during the “By Hilton Club” Home Week Reservation period and Home Resort Reservation period. Correct?

Can you confirm whether you’re able to combine your West 57th Street Points with your regular Club points to book a “By Hilton Club property” at the 44 day mark? I’m assuming all points are the same at the 44 day mark.

All points should be same at 44 day because it is club window, but I have never tested combining.

Realistically I would apply cheaper points at 44 day and save HC points for future when needed unless expiring.

Yes, I did mean that. These terms just don't stick in my head properly for some reason, even though I know that I can do when. Thanks for the correction :)

Confirmed. When inside the 44 days, I see my total (Regular + By Hilton) as available. Outside that it shows only the By Hilton.

I can also confirm that a Regular reservation will preferentially use the By Hilton points rather than borrow Regular from next year if one runs out of Regular :)

Generally not wanted (and they will quickly fix it with a call). I let it happen for a reservation for this year as I did not have enough By Hilton left to be worth saving (Saving fee was more than MFs for the points), so I let them be used.

We did the exact same thing at Sunrise. We bought through the developer at first but just added 2 new units resale at the same location. All of our points combined into one bucket, just separated by years.
